Our client is seeking to appoint an experienced Construction Director for a growing development and construction business delivering complex, developer-led schemes across the North of England.
The organisation has established a strong reputation for delivering high-quality developments through structured delivery partnerships and is now entering a new phase of expansion. As part of this growth, the business is seeking a senior operational leader capable of overseeing the delivery of multiple high-value projects while strengthening construction capability across the organisation.
The Construction Director will take overall responsibility for the operational delivery of projects from initial concept and development through to completion and handover. Working closely with the executive leadership team, the successful candidate will provide strategic oversight of construction delivery, lead experienced project teams, and ensure that projects are delivered safely, commercially and to the highest standards of quality.
A central aspect of the role will be managing the full development lifecycle, including early-stage feasibility, design development, procurement strategy, contractor appointment and construction delivery. The Construction Director will play a key role in negotiating commercial terms, structuring delivery agreements and ensuring projects align with both investor and end-user expectations.
The successful candidate will bring extensive senior-level experience within property development, construction or project delivery environments, with a strong track record of delivering developer-led projects. They will demonstrate a comprehensive understanding of the development process from inception through to project completion, together with the ability to lead multidisciplinary teams and manage complex stakeholder relationships.
A detailed understanding of JCT Design and Build contracts and other construction frameworks will be essential, alongside experience working with institutional funders and end-user requirements. Candidates should also possess strong commercial acumen, with the ability to negotiate contract costs and delivery structures at key stages of the development process.
The role requires an individual with deep supply chain knowledge, capable of managing contractors and consultants across a range of construction methodologies, while building and leading a high-performing internal delivery team.
