About the Sales & Marketing Team
The Sales & Marketing team looks after our customers and helps them through one of the most important parts of their lives: finding and buying a new home. We pride ourselves on putting customers first, and sales and marketing are key to making that vision a reality. Our teams, both locally and nationally, work together to ensure we show people the perfect home for them. Roles include building and maintaining websites, running marketing campaigns, answering customer questions, guiding and supporting them through the purchase and personalisation of their new home, and ensuring their satisfaction post-sale. Some team members work on-site in showrooms, others support from the office, but all focus on meeting customer needs and helping them find the perfect home.
Role Overview
Reporting to the Senior Sales Manager or the Sales Director, you will contribute to the overall success of the business by driving strong sales performance through effective management of the Sales Adviser team at your developments. Key targets include legal completions, customer care, average selling price, sales overheads, and client extras.
Responsibilities
* Deliver strong sales performance through effective management of the sales adviser team.
* Recruit new Sales Advisors and oversee ongoing training and development.
* Prepare staffing rotas, ensuring all holidays and sickness are covered.
* Ensure team compliance with key sales processes, tools, and approaches (e.g., Prada, IT, Single Sales Principles).
* Manage non-compliance and underperformance according to standard processes.
* Manage scheme costs while promoting best practices and quality standards.
* Ensure full utilisation of divisional IT systems and that advisers update internal systems.
* Manage CRM activity, ensuring continuous improvement based on KPIs.
* Oversee the implementation and launch of new sites, coordinating marketing input.
* Contribute to marketing campaigns for current and future developments.
* Facilitate marketing material compliance with group standards and legislation (e.g., Consumer Protection from Unfair Trading 2008).
* Focus on actions that drive results aligned with KPIs, including customer satisfaction and cost management.
* Liaise with colleagues to ensure smooth customer journey delivery.
* Handle customer care issues as the point of contact.
* Conduct market research and competitor analysis.
* Assist in research on potential and existing developments as required.
* Report to the Sales Director on sales and legal completions.
* Manage show homes and sales office presentation, organising resources to meet standards.
* Promote and adhere to company values, policies, and procedures.
* Process credit/debit transactions in compliance with PCI DSS, undertaking necessary training.
Candidate Profile
To succeed, you should be a motivational leader, experienced in sales delivery in a service environment or as a high-performing Sales Adviser. You should have experience in cost control, planning, and organising work to meet targets. Innovative problem-solving skills, sales and marketing expertise, self-discipline, excellent communication, and flexibility are essential. You must be confident, decisive, resilient, and able to work under pressure, with the flexibility to work weekends and bank holidays. Strong IT skills are also required.
