The role
The purpose of this role is to help drive performance across our property portfolio (Predominantly in the Stratford-Upon-Avon and surrounding area), to ensure the integrity and reliability of our data is maintained in order for us to meet the compliance requirements around stock condition and asset management. You will undertake surveys, relating to the condition of housing stock, that will inform strategic investment decisions, in addition to determining the age and lifetime of key building components to help us build long term planned programmes of work.
This role is part of Property where you'll help us to lead the way investing and maintaining 46,000 homes.
What you'll achieve

To carry out Stock Condition surveys by assessing the condition and life expectancy of the attributes based on a conditional maintenance approach and correcting/advising as necessary. You will need to ensure that photos are taken of relevant attributes and stored appropriately on the server
To carry out EPC surveys to ensure that we are able to meet our target of EPC Band C by 2030. You will have an understanding of what measures are likely to have a positive impact and be able to advise where necessary the Carbon and Operations Team following a site survey
To carry out a dynamic Housing Health and Safety Rating System Assessments and to ensure any risks or issues that are identified are recorded and reported to the Repairs Team or Property Management Team
Liaising with the Repairs Team and Neighbourhood Managers to report any repairs that are identified and required to ensure we always maintain our homes or communal areas to the highest standard. You will need to ensure appropriate photos and description of repair is passed to the relevant team
To be organised and have good time management skills assisting the Stock Condition Co-Ordinators booking survey appointments with customers directly and attending appointments on time and to ensure you cater for Orbit and its values to our customersWhat you'll bring
Essential skills
Educated to HNC, NVQ3 or higher in a property related subject or relevant professional qualification
Experience of performing HHSRS assessments
Relevant industry experience of carrying out stock condition surveys, attributes and lifecycles
A knowledge of environmental and property legislation, focusing on housing is essential
Ability to travel across Orbits geographical areaDesirable skills
PAS 2035 accredited
Experience of delivering stock condition surveys and EPC surveys and be DEA assessor qualifiedWhy Orbit?
