What is the role?
We are recruiting a Strategic Land Buyer/Manager to join our Land Teams in the Suffolk and Anglia Regions, covering the East Anglia area. This role reports to the Land Department.
The main purpose is to identify and evaluate strategic unconsented land opportunities based on company criteria, and assist in the planning, technical, and financial appraisal of sites. Develop knowledge of local housing markets, competitor activities, and regional planning contexts to support the land team in maintaining a steady land supply for the regional business.
The Role Will Include
* Identifying strategic land opportunities for future residential development sites for the company to promote under option agreements.
* Coordinating information for site offers and collating data from external consultants and internal departments to ensure timely offers and a strong land bank.
* Managing external consultants to promote and oversee the strategic land bank.
* Building and maintaining excellent relationships with landowners, keeping them informed about site promotion and planning applications under the terms of the option agreement.
* Developing knowledge of land agents and the local planning environment, building relationships to find new land opportunities and give the company a competitive edge.
* Collaborating with in-house and external architects, engineers, and surveyors to optimize profits and keep costs minimal.
* Providing negotiation, project management, financial reporting, and detailed land appraisal skills to meet deadlines and targets while maintaining high standards.
* Occasionally deputizing for the Land Manager to support and assist the team.
What experience, qualifications, and skills are we looking for?
* Knowledge of the planning system, policies, and spatial strategies.
* Familiarity with Local Planning Authorities, the geographic area, and the local housing market.
* Experience in a similar role within a housebuilder, promoter, consultancy, or local authority is advantageous.
* Effective communication skills and the ability to represent the company well with landowners and stakeholders.
* Proficiency in Microsoft Office programs is essential.
* Valid UK driving license.
