Role Summary:
We are seeking a highly experienced and proactive Construction Project Manager to oversee the full lifecycle delivery of a £14m CAT A office refurbishment in Reading. The role requires a confident leader with a proven track record in commercial office refurbishments, ideally of similar size and scope. You will manage planning, procurement, delivery, stakeholder coordination, and project close-out, ensuring delivery on time, within budget, and to the highest quality and safety standards.
Key Responsibilities:

End-to-End Project Leadership: Manage the project from pre-construction through to completion and handover.

Contractor and Consultant Management: Oversee and coordinate architects, engineers, consultants, and subcontractors.

Programme and Budget Control: Develop and maintain project programme; manage and control budgets, cost reporting, and change control.
*
Procurement Oversight: Lead or support the procurement of major packages and materials in line with the agreed procurement strategy.

Stakeholder Management: Serve as primary liaison between client, design team, and contractors; attend and chair regular progress meetings
*
Health & Safety Oversight: Monitor and enforce CDM Regulations and best H&S practices on-site.
Essential Experience and Qualifications:

8+ years' experience managing large-scale construction or refurbishment projects, ideally in the commercial office sector.
*
Proven track record delivering CAT A office fit-outs/refurbishments above £10 million.
*
Degree-qualified in Construction Management, Civil Engineering, or a related discipline.
*
Professional accreditation (e.g. MCIOB, MAPM, RICS, or similar) preferred.
*
Strong commercial acumen and experience working with JCT contracts.
*
Excellent leadership, communication, and stakeholder management skills.
*
Sound understanding of construction methodologies, M&E coordination, and sustainability compliance (e.g. BREEAM, WELL).
Desirable:

Experience with live building refurbishments or phased occupation strategies.
*
Familiarity with digital project management tools (e.g. Asta, MS Project, Procore, or similar).
*
Knowledge of modern sustainability standards and office infrastructure (e.g. smart buildings, energy efficiency systems)
