Overview
NELFT Trust staff operate from nearly two hundred sites across North East London, Essex and Kent. The Estates Maintenance Team is responsible for the safe operation of those sites that are owned and/or managed by NELFT. The Maintenance Manager delivers a safe, efficient and effective maintenance service through managing contractors, ensuring compliance with statutory legislation, Health Technical Memorums (HTMs) and other relevant codes of practice. The postholder manages reactive, corrective and planned maintenance of equipment, engineering services and building fabric for all healthcare properties under their control and liaises with landlords where they are responsible for maintenance of their own sites.
The postholder will lead a team in a highly complex healthcare environment, prioritising service quality, strong financial management and statutory compliance. Communication of highly complex technical information with senior managers, executive directors, contractors and other staff on estates projects and works programmes is essential.
The postholder is responsible for ensuring that resources, budgets, and infrastructure are in place to deliver a safe and cost-effective maintenance and repair service for staff and service users while supporting the Trust’s corporate objectives and regulatory standards.
Responsibilities
* Lead and manage the Estates maintenance service, coordinating internal staff and external contractors to deliver safe, compliant maintenance across healthcare properties.
* Ensure engineering and building activities comply with statutory legislation, HTMs and relevant codes of practice.
* Oversee reactive, corrective and planned maintenance of equipment, engineering services and building fabric.
* Liaise with landlords where they are responsible for site maintenance; support staff on those sites.
* Communicate complex technical information with senior managers, executives, contractors, suppliers and staff on estates projects and works programmes.
* Ensure appropriate managerial, technical engineering and building resources are in place to deliver a safe and cost-effective service.
* Define and develop staff responsibilities, objectives and performance; provide development opportunities and conduct appraisals in line with NELFT policies.
* Recruitment and retention responsibilities for areas within remit.
* Manage delegated budgets for estate services and act as authorising officer for expenses, timetables and related financial processes.
* Oversee the operational annual budget for staff and non-staff revenue allocations, including procurement of parts, materials and supplies.
* Contribute to the Estates Annual Plan and support delivery of corporate objectives and healthcare regulatory standards.
Qualifications andExperience
* Strong track record of managing and delivering a customer-focused Estates service in a complex environment, preferably healthcare.
* Senior Manager with leadership experience of a team where service quality, financial management and compliance are key drivers.
* Ability to communicate highly complex technical information to senior stakeholders and external partners.
Employment Details
* Seniority level: Mid-Senior level

* On-call: Participation in the Estates on-call rota (3% of basic salary)
* High Cost Area Supplement: 15% of basic salary (min £4,714; max £5,941 p.a. pro rata for part-time)
