Role Overview
We are seeking a proactive and highly organised Property & Lettings Manager to oversee our growing portfolio of residential properties and a London-based hotel. This role requires hands-on management of tenants, compliance, inspections, maintenance, and financial administration, ensuring smooth day-to-day operations across multiple sites.
Key Responsibilities
Tenant & Letting Management
• Manage online letting portals and coordinate property listings.
• Schedule and conduct viewings with prospective tenants.
• Carry out property inspections and ensure properties are ready prior to new tenancies.
• Prepare, issue, and manage tenancy agreements and renewals in line with current legislation.
• Ensure compliance with all regulatory requirements including Gas Safety, EICR, PAT testing, rental licences, HMO regulations, and other statutory obligations.
• Oversee tenant onboarding, move-ins, and move-outs.
Financial & Compliance Oversight
• Manage the full deposit process, including registering deposits with DPS and handling disputes when required.
• Monitor rent payments and proactively chase unpaid rent.
• Oversee invoice management, approvals, and processing.
• Ensure all properties remain compliant with legal, safety, and licensing requirements at all times.
Maintenance & Property Upkeep
• Obtain competitive quotations for maintenance and repair works.
• Coordinate renewals of safety certifications and manage any remedial works during tenancies.
• Oversee snagging issues at the start of new tenancies.
• Manage day-to-day maintenance issues across the portfolio, including the London hotel.
• Develop and implement bespoke maintenance plans for different properties.
• Liaise with tenants and contractors, ensuring follow-ups are completed within 24 hours of issuing work orders.
Administrative & Portfolio Management
• Conduct regular inspections across all portfolio and client properties, ensuring standards are maintained.
• Maintain regular communication with landlords, clients, and internal stakeholders.
• Provide clear updates on property performance, issues, and resolutions.
• Oversee a diverse portfolio of residential properties and a hotel, ensuring smooth operations.
• Handle all administrative duties related to property and tenancy management.
• Maintain accurate records and documentation across all properties.
Key Requirements
• Proven experience in property management and lettings.
• Strong knowledge of UK property legislation and compliance requirements.
• Full UK driving licence (essential).
• Excellent organisational and time-management skills.
• Confident communicator with tenants, contractors, and clients.
• Ability to work across multiple locations and manage competing priorities.
• Proactive, detail-oriented, and solution-focused approach.
