The Role:
Based in Watford and reporting to the Director of Estates and Acquisitions, this role involves assisting in the management of all Estates matters in the UK, including over leasehold properties and approximately 50 sublet units generating income.
Working with the estates and property team, the individual will manage the retail estate, distribution centre, and sublet properties, supporting retail teams to deliver excellent customer service.

Our Head Office is based in Watford, just 20 minutes from London Euston. From Watford Junction, it is a 15-minute walk to our Head Office. We offer an Agile Working Policy, combining office and remote work, including 3 days at the office weekly.
What you’ll be doing
* Manage a nationwide portfolio of sublets, including lease renewals and rent reviews, to maximize income and maintain tenant relationships.
* Act as the primary contact for landlords and tenants on property issues.
* Support operational teams in resolving customer-impacting issues involving neighbors or landlords.
* Manage the Property Administrator, who reports directly to this role.
* Oversee budgets for rent, rates, insurance, and service charges, approving invoices to control expenditure and maximize income.
* Review expenditures for potential savings.
* Assist with rent reviews, lease renewals, and lease extensions in collaboration with the Asset and Senior Estates Managers.
* Help prepare business cases for expenditure and upgrades in the sublet portfolio.
* Advise teams on lease responsibilities, repairs, insurance, and clauses.
* Coordinate with landlords and agents on insurance claims, repair notices, and schedules.
* Assist in budget preparation for property expenses.
* Maintain property records and oversee external advisors.
What we’ll expect from you
* Experience managing commercial property in a multi-site business, with acquisition/disposal experience a plus.
* Understanding of commercial property and landlord & tenant law.
* Proven track record in achieving targets, cost efficiency, and revenue growth.
* Excellent communication and stakeholder management skills.
* Proficiency in IT tools like Word, Excel, PowerPoint, and Google equivalents.
* Strong verbal and numerical skills, report writing ability.
* High energy, resilience, and adaptability in a fast-paced environment.
* Organizational and analytical skills to handle a large, varied workload.
* Drive for continuous improvement and a positive attitude.
