A new, exciting Pre-Contract Construction Manager job vacancy with a property management company in Nottingham. You will be responsible for managing the delivery of pre-contract project deliverables for residential properties.
Suitable candidates will have previous experience in delivering pre-contract duties in a residential environment and a strong understanding of the JCT form of contract.
The role involves working as part of a team to drive the delivery of residential units. The successful candidate will need to be confident in collaborating with investors and developer teams to manage pre-contract project deliverables.
The projects involve high-quality, purpose-built housing for the private rental market.
This is a hybrid working opportunity, with 1 or 2 days per week working from the Nottingham office and the remaining time working from home or with clients.
Responsibilities and Duties
The duties of the Pre-Contract Construction Manager include:
* Leading pre-contract activities on multiple residential projects, specifically suburban family housing and low-rise apartments for the build-to-rent sector
* Collaborating with investors and developer teams to manage the delivery of pre-contract project deliverables according to agreed terms
* Providing commercial support and decision-making to key stakeholders
* Presenting and seeking approval for the appointment of the Employers’ Agent and other technical consultants
* Agreeing on contractual terms between investors and developers
* Developing and negotiating commercial terms and drafting amendments on JCT building contracts and Development Agreements
* Liaising with developers to ensure design buildability, value engineering, and approval of drawings, specifications, and contract documents prior to contract completion
* Monitoring progress through transaction checklists for all schemes in due diligence (DD)
* Providing weekly progress reports and escalating critical issues
* Producing Final Business Cases reflecting commercial terms, including project cashflow forecasts, for investor approval
Desired Skills and Experience
The ideal candidate will have:
* At least 3 years’ pre-contract experience in residential construction projects
* Excellent knowledge of various contract forms, especially JCT building contracts
* Experience with institutional investors' bespoke requirements (preferable)
* A strong analytical approach to proposals from developers and designers
* Ability to build positive relationships with stakeholders, establishing confidence and trust
* A quick learner eager to enhance technical knowledge for future schemes
* Ability to maintain excellent working relationships
* Excellent communication skills, adaptability, and a determination to succeed and deliver
* High proficiency in Microsoft Office, particularly Excel
Qualifications/Educational Requirements
* A BSc degree related to Quantity Surveying, Construction Law, Procurement, or a similar field
* Membership of a professional body such as MRICS or MCIOB, or willingness to obtain membership
