Job Description

United Infrastructure Services are looking to recruit a Senior Design Manager responsible for all design and technical aspects of projects, ensuring delivery on budget and to programme. This includes effective management of external consultants and clear communication with the wider United Infrastructure team and business partners.

Key responsibilities include:

* Lead technical and design processes, design teams and subcontractors throughout design, procurement and construction, monitoring progress to deliver on time and in budget.
* Manage technical design of schemes in line with programme; ensure targets are met and maximise revenue by quality, cost effectiveness and buildability.
* Review and input into allocated bids; undertake technical appraisals of design information; assess design requirements, compliance, consultant fee requirements and design programme production.
* Assess information quality, identify value engineering opportunities and risks; collate consultant costs and prepare contractor proposals.
* Review ER technical specifications.
* Develop and manage the project-specific design programme; provide regular progress reporting.
* Procure consultant and subcontractor designers; assess their completed competency questionnaires and supporting evidence.
* Monitor and manage consultant fees and invoicing.
* Fulfil CDM Principal Designer and Building Regulations Principal Design roles; be named as Designated Individual.
* Review and interrogate consultants and subcontractor designs to ensure compliance with legislation, planning, buildability, accuracy and value.
* Manage external consultants in day-to-day duties related to design and production information, ensuring delivery within time, quality, budget and technical requirements.
* Ensure designs comply with company standards and budgetary constraints; organise regular technical coordination workshops and design team meetings.
* Coordinate fully with building design aspects (fire safety, structures, M&E, façades, service strategies, maintenance strategies, etc.).
* Deliver complete, correctly coordinated design packages to Commercial and Construction teams; establish scoping for surveys and investigative works.
* Maintain and deliver in accordance with company values; manage subcontractor and supplier design approvals and ensure timely turnaround.
* Monitor design approvals and maintain a tracker aligned with programme; manage information flow to Commercial, Operations and Client; update monthly design schedules.
* Chair and present design packages with consultants and subcontractors; coordinate design and technical issues with Commercial and Operations teams; manage changes from Client, consultants, subcontractors and construction team.
* Manage the change control process for variations in drawings, programmes and costs; liaise with Planning Authorities and Building Control to obtain necessary approvals.
* Oversee document control for design and technical information; ensure current drawings are filed and information exchange aligns with company protocol; undertake site visits and attend site meetings as required.
* Monitor on-site workmanship to ensure conformance with design; respond to RFIs with timely close-out; advise on corrective measures for identified design issues.
* Obtain critical certificates for completion and handovers; participate in handover information, golden thread, H&S files, O&M manuals and resident packs.
* Comply with company policies, procedures and health, safety and environmental policy; uphold United Living’s drive for world-class Health and Safety in all work.

Qualifications

Essential

* Proactive, thorough management style with the ability to lead across a wider team.
* Strong prioritisation, delegation, negotiation, motivation and communication skills to influence objectives.
* Analytical mindset with great attention to detail; strong leadership, time management and organisation; and ability to perform under pressure and meet deadlines.
* Experience reviewing drawings and identifying buildability and technical issues; effective people management of direct reports; strong problem solving and decision making skills.
* Excellent communication with management and project teams; proven track record managing design and technical processes for residential buildings.
* Up-to-date knowledge of construction industry legislation and procedures; valid driving licence; understanding of design and pre-construction activities.
* Strong written and verbal communication; high-rise development experience; understanding of the Building Safety Act and related regulations.
* Ability to assess, challenge and monitor design compliance; experience in designer scoping.

Desirable

* Passion for construction and customer satisfaction with high standards; experience in design requirements for procurement and construction.
* Knowledge of contractual requirements, section agreements and utility application processes; practical knowledge of construction methods and design solutions.
* Experience producing and managing design programmes; knowledge of PAS9980 fire risk assessments, EWS1s and FRAEW.
* Temporary works knowledge; experience with CAD (AutoCAD or Revit) and BIM; professional body membership (e.g., CIOB, CIAT, or RICS); minimum Level 4 architectural qualification or equivalent.
