What you'll be doing
The Sales & Marketing team look after our customers and help them through one of the most important parts of their lives – finding and buying a new home. We pride ourselves on putting customers first, and sales and marketing are a key part in making that vision a reality. Our teams, both locally and nationally, work together to show people the perfect home for them. Roles include building and maintaining websites, running marketing campaigns, answering customer questions, guiding and supporting them through the purchase and personalisation of their brand new home, and ensuring they’re happy after they’ve bought. Some team members work on‑site in sales and marketing showrooms, others support from the office, but at its core the team is here to make sure customers get what they need and find the perfect home.
Responsibilities
* Maximise profits by achieving new home sales and extras to suitable clients in line with agreed targets (e.g., legal completions, average selling price).
* Look after all prospective/existing purchasers in a welcoming, professional and efficient manner, delivering exceptional customer service.
* Provide expertise in the Company’s house types, specs, extras and procedures.
* Match all Group schemes available to seek to secure the maximum possible sales, ensuring that all customers are qualified.
* Effectively manage the CRM database, i‑Sales as directed by your Sales Manager.
* Promote Group mortgage arrangements, including referral to IMA, managing transactions and ensuring timely completions.
* Ensure full compliance with Sales and Marketing key processes, tools and approaches (e.g., Prada, Single Sales Principle).
* Ensure that all paperwork and site administration is up to date, and required reports are completed within deadlines. Provide weekly internal reports and updates to line management.
* Apply a working knowledge of all legal requirements (e.g., Consumer Protection from Unfair Trading 2008, CML, H&S, DPA, Consumer Code).
* Maintain the presentation of show homes, completed product and the sales office to the agreed standard, ensuring adequate signage is maintained.
* Maintain effective relationships with internal colleagues and external contacts, especially Sales Manager and Site Manager.
* Contribute PR/marketing proposals to Sales Manager.
* Conduct local and market research, and competitor analysis in line with OFT guidelines.
* Compile competitor reports on behalf of Sales Manager as requested.
* Research marketing potential as requested by Sales Manager.
* Champion initiatives such as data force, mystery shop and customer service.
* Collate and share best practice across the Division and wider group.
* Mentor underperforming sites/Sales Advisors – troubleshoot, offer solutions and shadow.
* Attend marketing events for upcoming sites and division‑organised events.
* Handle complaints as requested by Sales Manager.
* Deputise for Sales Manager absence (holidays, rota days) – attend meetings on behalf of them, including divisional meetings, sales reporting and staff challenges.
* Train new Sales Advisors – mentor until full Sales Advisor standard is achieved.
* Champion Employee engagement – canvass views of Sales Advisors and offer solutions.
* Champion group and divisional initiatives and support any change implementation.
* Process credit and debit card transactions or use of card data in compliance with PCI DSS.
* Undertake appropriate PCI DSS training at induction and ongoing as required.
What You’ll Need
* Experience of delivering sales in a service environment (e.g., housebuilding, retail, hospitality, banking, estate agency).
* Commercially astute with a good understanding of the market and competitors.
* Understands and acts upon customer needs to maintain Company reputation.

* Able to remain calm and controlled under pressure.
