Role PurposeYou will be joining a leisurepany who are looking for a Group Facilities Manager who owns the maintenance and upkeep of all sites across the UK, ensuring every site operates safely and to our high standards.This role owns the performance, condition, and longevity of all physical assets across the group. The successful candidate will ensure every site is safe, fully operational, meticulously maintained, and presented to the high standards expected.Working closely with managers, regional leadership, and external contractors, the Group Facilities Manager will implement robust maintenance systems, control supplier performance, protect asset value, and ensure their sites operate reliably and efficiently at all times.This is a hands-on, senior operational role requiring strong leadership,mercial awareness, and proven experience managing facilities across a multi-site estate. The role is critical in supporting continued national expansion and delivering a consistent, premium customer experience across every location.Key Responsibilities1. Estate Ownership & Maintenance Control
1. Take full responsibility for the condition, safety, and functionality of all sites.
2. Build and manage a group-wide repairs & maintenance reporting system with all managers.
3. Triage, prioritise, and resolve all reactive maintenance issues across the estate.
4. Attend sites regularly and be physically present where problems need fixing.
5. Ensure zero tolerance on long-outstanding issues.
2. Planned Preventative Maintenance (PPM)
6. Design, implement, and continuously improve a group maintenance schedule

9. Plumbing & drainage

11. Catering and bar equipment
12. IT, CCTV, access control and WiFi
13. Build and maintain a central maintenance log for every site.
14. Introduce service intervals, inspection regimes, and reporting templates.
3. Supplier Sourcing & Contract Management
15. Go to market to source and appoint approved national and regional contractors, including:

18. General building & DIY
19. Court maintenance specialists
20. HVAC
21. Fire & security
22. Negotiate call-out rates, SLAs, warranties, and retainer agreements.
23. Create a preferred supplier framework
with clear standards and response times.
24. Manage performance, costs, and quality — remove underperforming suppliers quickly.
4. Asset, Warranty & O&M Management
25. Build and maintain an asset register across the group.
26. Track and manage:
27. Product warranties
28. Guarantees
29. Aftercare agreements
30. Installer liabilities
31. Ensure O&M manuals are created, stored, and kept up to date for every site.
32. Own all handover documentation from new builds and refurbishments.
33. Ensure sites operate assets in line with manufacturer requirements.
5. New Site Handover & Growth Support
34. Lead on the facilities side of new site openings, including:
35. Snagging
36. Defect management
37. Supplier aftercare
38. Warranty setup
39. O&Mpilation
6. Cross-Functional Support
40. Work closely with managers to train them on reporting, basic checks, and asset care.
41. Liaise with marketing where physical assets are required on site (signage, price boards, POS, promotional installs).
42. Support operations and regional management with estate performance reporting.
43. Assist with budgeting for maintenance and long-term capex planning.

44. Has 5+ years experience in multi-site facilities management (leisure, gyms, hospitality, retail, logistics, or sports facilities ideal).
45. Ismercial, tough, organised, and decisive.
46. Is used to running contractors, not being run by them.
47. Is highly practical — understands buildings, M&E, and maintenance in the real world.
48. Can build systems, but also roll their sleeves up.
49. Isfortable travelling, being on site, climbing ladders, and dealing with issues directly.
50. Can implement standards and hold people accountable.
