General Overview
EQUANS is recruiting a Senior Quantity Surveyor to be based in Greater Manchester. This is a permanent full‑time role working 37.5 hours per week. The offer includes a competitive salary, car allowance, bonus and benefits package.
The role supports the Commercial Manager with financial management during the pre‑commencement stage to reduce risk and increase target contribution. It plays a fundamental role within the site team to ensure efficient delivery of each scheme and to undertake accurate financial management and reporting in line with company procedures.
Key commercial tasks include pricing of works for submission to the client, appointment of consultants, initial subcontract negotiations, bonus payments, subcontract procurement and management, site measurement, internal and external valuations, management of change orders, cost value reporting and performance reviews.
Key Accountabilities

Pre‑commencement – Negotiated Schemes
* Assist in completing cost plans for submission to the client.
* Assist in value engineering to ensure best value for the client and maximise contribution for the business.
* Carry out analysis and agreement of specifications to maximise rebate opportunities.
* Assist in agreeing consultant fees and appointing consultants.
* Assist in completing commercial review of the main contract once the copy is received.
* Appoint initial subcontract packages.
Pre‑commencement – Tendered Schemes
* Assist in agreeing consultant fees and appointing consultants.
* Assist in completing commercial review of the main contract once the copy is received.
* Appoint initial subcontract packages.
Drawing Take‑offs and Site Re‑measurement
* Complete take‑off exercises prior to scheme commencement.
* Carry out ongoing site re‑measurement of measured works.
* Check and record variations to accurately produce internal and external valuations.
Subcontract Procurement and Order Placement
* Produce enquiries.
* Obtain quotations and complete comparisons.
* Negotiate and agree order values.
* Ensure subcontractor prices align with supply‑chain agreements to maximise rebates.
* Appoint subcontractor and complete pre‑order meeting.
* Administer order documents.
Subcontract Account Management
* Monthly valuation assessment and administration.
* Monitor and record works completed.
* Administer payments in line with agreed dates.
* Forecast final accounts through to completion.
* Agree final accounts and obtain final account indemnity form upon completion.
Rebate Reporting
* Review PSL prior to subcontract procurement and ensure orders align with supply‑chain agreements.
* Complete monthly rebate reporting submitted to the Rebate Champion.
Operative Bonus Payments
* Obtain weekly bonus sheets from directly employed operatives.
* Check against the site manager’s weekly timesheet.
* Apply pre‑agreed bonus targets.
* Administer payments.
Monthly Cost Value Reports
* Complete initial internal value split within the cost value report.
* Project cost for the duration of the scheme across all elements.
* Provide accurate cost information for the monthly report.
* Update internal values and projected final accounts.
* Record subcontract and material liabilities accurately.
* Ensure accurate cash position and attend budget meetings.
* Produce performance review documents for senior management.
Management of Change Orders / Variation Accounts
* Record occurrence of any change order whether client‑ or contractor‑led.
* Price change orders to establish cost and value.
* Produce early warning notice / change order for submission to the client.
* Update the cost value report with costs and values prior to monthly reporting.
* Update projected final accounts for the monthly valuation claim.
* Apply value engineering to maximise internal contribution.
External Valuations
* Provide accurate information from site measures and subcontract accounts for monthly external valuations.
* Ensure cash position is maximised and interim certificates are obtained promptly.
* Update final accounts and cash flow for the monthly valuation claim.
Internal Valuations
* Provide accurate information from site measures and subcontract accounts for monthly internal valuations.
* Prepare internal valuations prior to the monthly cost value report.
General Contract Administration
* Maintain contract filing.
* Keep an up‑to‑date log of drawings.
* Archive completed schemes.
