Service Delivery Manager - Property Services
Location: Hemel Hempstead (Hybrid)
Salary: £57,000
Contract: 3-6 Month FTC (initially, with potential to extend)
The Role
This is a hands‑on leadership role managing a busy repairs and maintenance service within a well‑established housing provider.
You will be responsible for ensuring the service delivers consistently, efficiently, and to a high standard across day‑to‑day repairs, voids, and planned works. This is not a passive oversight role. You will be expected to step in, take control, and drive performance.
Key Responsibilities
* Lead the delivery of repairs, maintenance, and voids services across the portfolio
* Manage contractor performance to ensure quality, value for money, and compliance
* Take ownership of KPIs, service delivery metrics, and operational performance
* Manage budgets, forecasting, and financial controls alongside finance partners
* Drive service improvements, reviewing and refining processes where needed
* Lead and develop a team, setting clear expectations and addressing underperformance
* Ensure full compliance with health and safety legislation and best practice
* Work closely with senior stakeholders to deliver strategic and operational priorities
Experience Required
* Proven experience within social housing property services or repairs
* Strong background managing contractors and service delivery
* Experience leading teams and improving performance
* Commercial awareness, including budget and cost control
* Good understanding of compliance, health and safety, and housing legislation
* Able to step into a live environment and quickly stabilise and improve services
