What You’ll Be Doing
- Contributing to Estates Operating Plan and taking responsibility for individual Objective delivery, whilst supporting line managers in implementation of, compliance with, and interpretation of all Estates policies and
- Providing professional property advice to stakeholders at all levels throughout the Group, whilst delivering and ensuring Compliance of Company Policy and Statutory requirements
- Providing daily support and property guidance to Estates and Land Officers, Engineers and external consultants on all property and land rights issue
- Manage the preparation of necessary formal authorities and business cases for approval of SP Businesses
- Negotiation of compensation claims in compliance with statute and case law without creating precedents for the industry
- Landlord and Tenant negotiations, including rent reviews and lease renewals
- Management of the contractual lease obligations of tenants of ScottishPower
- Management of commercial rents and associated outgoings in line with external market comparables
- Management of Leased property portfolio including complex Landlord and Tenant issues
- Maximise the efficient and profitable use of the Property portfolio including efficient accommodation usage and identify asset sweating opportunities
- Creation and implementation of exit strategies for the vacation of premises to ensure a smooth migration
- Acquisition of land, property and associated rights by purchase or lease
- Project and Estate Management and professional support in overseeing multi-million pound permissions projects
- Deal specifically with major projects that require senior surveyor competencies when dealing with highly experienced Chartered Surveyors and Lawyers representing third parties
What You’ll Bring
- Diploma/Degree qualified in Land Economics/ Estates Management or other relevant discipline
- Extensive experience in Acquisition/Disposals and management of a high value and complex property portfolio
- Member of Royal Institution of Chartered Surveyors
- Good working knowledge of Property Management Information Systems
- Considerable Project management experience dealing with major property projects
