Property Manager

Salary: £27,000 – £30,000 DOE + Bonus

Location: Brighton

Hours: Monday–Friday, 8:45 AM–5:30 PM

Saturdays: 10:00 AM–4:00 PM (1 in 3, with a day off in lieu during the week)

Extended Saturday hours (9:00 AM–5:00 PM) apply during August and September. Please note that annual leave is restricted during this peak period.

Requirements: Full UK driving licence and own vehicle essential – trader’s permit provided

This is an exciting opportunity to join a proactive and supportive team managing a portfolio of 70–90 properties—primarily student houses and HMOs. If you’re organised, people-focused, and thrive in a fast-paced environment, we’d love to hear from you.

Key Responsibilities:

* Advising landlords and tenants on the lettings process.
* Arranging and conducting viewings with prospective tenants.
* Selecting reliable and responsible tenants.
* Preparing tenancy agreements and coordinating inventories/check-outs.
* Overseeing referencing and compliance procedures.
* Marketing rental properties and ensuring legal requirements are met.
* Conducting mid-term property inspections.
* Managing deposit return processes and liaising with all parties at tenancy end.
* Building and maintaining relationships with landlords.
* Advising on current market rental values.
* Coordinating property maintenance and contractor schedules.
* Working collaboratively with contractors, cleaners, inventory clerks, and suppliers.
* Staying up to date with changes in lettings legislation.

What We're Looking For:

* Previous experience in property management or lettings administration.
* Strong communication and interpersonal skills.
* Highly organised with the ability to manage multiple priorities.
* Confident using CRM systems and general IT platforms.
* Problem-solving mindset and a commitment to excellent customer service.
* Ability to work independently and as part of a close-knit team.
* Full UK driving licence and own transport.
