Overview
Estates Maintenance Manager role at North Bristol NHS Trust. Reporting to the Senior Maintenance Manager, you will have operational responsibility for the Estates maintenance team and delivery of maintenance activity in accordance with the planned and reactive maintenance and service level agreements. You will have direct line management of the in-house estates labour force, including resource planning, development of PPMs with the Senior Maintenance Manager and Estates Officers, auditing of completed work orders, and identifying performance issues and development needs within the department. Driving licence required.
Responsibilities
* Direct management of the in-house estates labour force, including resource planning, development of PPMs in conjunction with the Senior Maintenance Manager and Estates Officers, auditing of completed work orders, and identifying development needs within the workforce.
* Be recognised as an Appointed Person in one of the primary disciplines (Electrical, Medical Gas, Ventilation or Water).
* Deliver the maintenance plan (planned maintenance and reactive works), ensuring resources meet statutory requirements, safety inspection periods, and accident prevention criteria.
* Diagnose and repair system malfunctions for BMS equipment, including sensors, transducers and control panels.
* Provide technical and managerial guidance to maintenance department staff.
* Engage with contractors and service providers to derive technical solutions for Building HVAC Systems (boiler, chillers, AHUs, etc.) and select the most appropriate remedial solutions with input from the Senior Engineer as needed.
* Develop and audit safety programmes, safe systems of work, access control, permits to work, and risk assessments; instil planning and risk assessment in others; issue management instructions when deficiencies are found.
* Manage the review and upkeep of fixed plant assets and maintenance equipment inventory, ensuring service dates are entered to enable forward maintenance planning.
* Create long-term strategy and planning for projects, maintenance plans, and emergency planning for critical trust services.
* Develop Trust policy for engineering maintenance aligned with national procedures and policies.
* Act as signatory for departmental budget and for contractor and supplier invoices.
* Provide a customer-focused maintenance service, taking ownership of problems and keeping customers informed of resolutions.
* Ensure contracted workers are competent; obtain training records or supporting information as needed; ensure induction and appropriate supervision on site.
* Ensure maintenance equipment and workshop plant are maintained, inspected, and reviewed for continued fit for purpose.
* Undertake specialist training and assessment to fulfil Responsible Persons and Authorized Person roles as required.
* Maintain high standards of customer service and communication for all maintenance activity, including actions to uphold the department's reputation.
* Collaborate with the Senior Engineer to create and manage improvement plans relating to productivity and work quality via monitoring systems or customer feedback.
Qualifications and Skills
* Experience managing an estates/maintenance team.
* Relevant qualification (Engineering – e.g., Electrical or Mechanical Engineering).
