The company has a first class reputation in regeneration and Joint Venture partnership working, with
our team having led some of the most significant regeneration projects in the UK, including the mixed
use regeneration scheme that led to the delivery of the state of the art new stadium for St Helens Rugby Football Club.
Our credentials are equally strong in property development with our team’s experience,
including schemes such as 40 Spring Gardens in Manchester city centre. We currently have, either
directly or through our partnerships, a significant development pipeline including the latest speculative office phase at the international science campus Sci-Tech Daresbury in Cheshire.
Langtree now owns and manages a substantial property portfolio, managing property for clients such
as the John Lewis Partnership Pension Fund, Warrington Borough Council, Halton Borough Council and the government’s Science and Technology Facilities Council.
The Role
The Senior Property Manager role offers strong potential for career progression as Langtree continues
to grow. We are seeking a proactive individual who will support our continued ambition of excellence in property management and champion the positive reputation we’ve built within the industry. The ideal candidate will bring proven experience in both asset and property management, along with the
knowledge and confidence to make an immediate impact. This role involves engaging with both internal and external stakeholders in a professional and collaborative manner.
The role includes the following duties:
Strategic & Operational Oversight
* Main contact for tenants – Central liaison point, representing the company professionally.
* Control of site activities – Managing assets to maximise efficiency and occupancy.
* Compliance and budget adherence – Following internal procedures and financial control.
* Support in new business development – Engaging in company growth initiatives.
Team and Contractor Management
* Supervision – Oversight of a multi-let office building and the management team, and new staff
* Contractor and maintenance oversight – CDM compliance, procurement, and performance management.
* Tendering contracts – Ensuring value for money and service quality.
Tenant Relationship & Leasing Management
* First point of contact for tenant enquiries – Clear customer service responsibility.
* Managing viewings and lettings – End-to-end control of letting process.
* Lease negotiations & paperwork – Drafting, renewing, and finalising agreements.
* Handling complaints and disputes – Proactive conflict resolution.
Property & Facilities Management
* Site inspections – Regular checks for maintenance and H&S compliance.
* H&S governance – Both applying and advocating health and safety across sites.
* Maintaining high presentation standards – Asset value preservation and enhancement.
* Travel – across the UK
Financial & Performance Monitoring
* Rental and expenditure budgeting – Tracking performance and achieving financial targets.
* Market analysis and evidence gathering – Ensuring competitive rental rates.
* Service charge accounting support – Especially in mixed-use portfolios.
Reporting, Documentation & Communication
* Updating internal systems – Accurate and timely data management.
* Preparation of marketing materials – Supporting the marketing team and site promotions.
* Liaison with external stakeholders – Agents, local authorities, and industry peers.
* Internal reporting – Keeping progress reports current.
Asset Management & Project Involvement
* Input into asset management strategy – Working on long-term property improvement plans.
* Project delivery support – Assisting with property enhancements or changes.
What comes with the role?
* The position is full time, Monday to Friday from 8.30am to 5.00pm with half an hour lunch break, based in Warrington with travel across the North West and further across the UK as the portfolio requires.
* Holiday entitlement is 23 days plus bank holidays (after 12 months of service is completed the entitlement increases to 25 days).
