As a Development Manager at Hill, you'll take the lead on the acquisition and pre-planning phases of our residential and joint venture projects. From legal and financial due diligence to planning strategy, you'll coordinate teams and consultants to deliver high-quality, commercially viable developments that align with our values, ambitions and timelines.
You'll guide projects from concept through to handover—bringing together smart insight, strong leadership and a clear sense of purpose at every stage.
What you'll do:
* Own the end-to-end management of land-led and JV schemes through acquisition, planning and handover
* Lead project programmes and coordinate teams to meet milestones and mitigate risk
* Manage consultant teams, budgets and performance throughout the project lifecycle
* Prepare and review viability models, cash flows and sensitivity analyses
* Direct pre-planning activity and ensure all documents are accurate, timely and fit for submission
* Support legal and technical due diligence and ensure key risks are tracked and addressed
* Work collaboratively with internal stakeholders to align design, planning and commercial strategy
* Represent Hill in meetings with local authorities, clients, landowners and consultants
* Maintain strong relationships with Registered Providers and manage affordable housing disposals
* Share knowledge and support junior team members as part of a collaborative team culture
What we're looking for:
* Degree in Land Management, Planning or a related discipline
* Member of (or working towards) RICS or RTPI
* Proven experience leading schemes from acquisition through to delivery
* Strong understanding of planning policy, technical constraints and due diligence
* Commercially astute with experience preparing and reviewing appraisals
* Skilled in consultant coordination and bid preparation
* Confident negotiator and communicator with a collaborative mindset
* A proactive problem-solver who brings clarity and confidence to complex situations
