We are looking for a Multi-Skilled Shift Technician to join our Building Services team on-site at Royal London Hospital.
The Commercial Manager will support the Senior Commercial Manager in managing all commercial and financial aspects of Hard FM service delivery on the St Bart’s and Royal London Hospitals PFI project. This includes ensuring contractual compliance, optimising financial performance, and managing risks across planned/reactive maintenance, statutory compliance, and lifecycle works.
You will be the commercial lead for Skanska, working closely with operational teams, the SPV, NHS Trust, and subcontractors to safeguard margins, improve performance, ensure compliance, and deliver best value throughout the contract term.
What you'll do:
1. Lead commercial management of Hard FM services in line with PFI agreements and subcontracts.
2. Interpret/manage contract terms to align FM delivery with requirements.
3. Administer and value changes/claims while minimising commercial exposure.
4. Track monthly cost/revenue performance and identify savings or efficiencies.
5. Manage lifecycle budgets to ensure works are delivered within agreed parameters.
6. Review/approve subcontractor valuations and payments.
7. Oversee procurement and commercial management of key suppliers/subcontractors.
8. Ensure robust commercial terms and regular performance reviews.
9. Identify/manage commercial risks and support audits for compliance.
10. Ensure adherence to company policies, accounting standards, and client requirements.
What you'll bring to the role:
11. Commercial experience in Hard FM, Total FM, engineering or PFI environments.
12. Practical knowledge of FM contract types, reactive maintenance, payment/KPI systems and lifecycle planning.
13. Able to manage commercial performance in complex FM contracts.
14. Strong financial and analytical skills with experience running budgets and forecasts.
15. Confident communicator and negotiator who can manage stakeholders effectively.
16. Advanced Excel skills and comfortable producing financial reports.
