About the Role
We are seeking a highly organised and commercially focused Senior Quantity Surveyor or Quantity Surveyor to join our team within Bancon Homes. In this role, you will take responsibility for all aspects of surveying and commercial management, from initial development appraisal through to post‑completion Final Account. You will play a key role in supporting the delivery of high‑quality, profitable developments by ensuring robust cost control, clear and accurate reporting, and effective subcontractor management throughout each project.
Key Responsibilities
* Collation of tender documentation; analysis of tenders received and preparation of tender report (including recommendations) for approval from Directors.
* Negotiation, appointment, measurement, payment and final accounts of subcontractors.
* Prepare and maintain up to date contract, scope of works, day work and site instruction procedures including all documentation etc.
* Carry out interim (monthly) valuations and development final accounts on affordable contracts
* Valuation of variations using the appropriate method to optimise return for the Company.
* Cost and profit monthly monitoring, including CVR reports, analysis of costs to date, compiling cost to completes, etc.
* Communicate cost and profit information effectively to the BHL Project Team and Directors.
* Contribute to the overall management of each project as required to optimise profitability.
* Prepare, monitor and update development cashflows and WIP monitors.
* Prepare, record and monitor labour targets as required for own labour and self-employed labour
* Carry out weekly site visits and collaborate with site management team on all aspects of commercial activity
* Prepare new development land appraisals for presentation and carry out updates as required.
* Contribute to the procurement of major material purchases/liaise with Buyer when required
* Attend various DTM’s, progress meetings and any other meetings where commercial representation required
* Ensure that all developments have road bonds and SW vesting managed efficiently
* In conjunction with other departments, set up project filing system and undertake filing in accordance with the process diagram, including electronic filing as necessary including emails to ensure colleagues have access/visibility.
* Assist with maintaining the standard build costs and associated development/analysis as required
* Oversee the reimbursements from utility providers, material suppliers, etc.
* Contribute to the training and learning of less experienced members of the commercial department.
Skills & Attributes
* Strong commercial awareness with experience managing costs from appraisal to final account.
* Skilled in tendering, procurement, valuations, CVRs and subcontractor management.
* Accurate with excellent attention to detail and strong analytical skills.
* Confident communicator who works well with site teams, colleagues and subcontractors.
* Highly organised, able to prioritise and manage multiple projects.
* Proactive, commercially focused and solution‑driven.
* Good IT skills, particularly in Excel and digital project systems.
