Role Description
This is a full-time, hybrid role: two days per week in Trowbridge County Hall, with regular travel across Wiltshire. The role operates on a geographic patch basis, with responsibility for a defined portfolio of properties. The Housing Officer will manage daily tenancy operations, deliver a high quality customer focused housing management service across the organisation’s property portfolio. The Housing Officer is responsible for the effective management of tenancies from application through to move‑out, ensuring excellent customer service, strong property standards, compliance with statutory and regulatory requirements, and effective asset and tenancy management.
Key Responsibilities
* Manage the full tenancy lifecycle, including applications, affordability and credit checks, tenancy offers, sign‑ups, renewals, variations, and terminations.
* Carry out property viewings with prospective tenants, clearly explaining tenancy conditions, property standards, and tenant responsibilities.
* Produce detailed property condition reports to support tenancy management, compliance, and dispute resolution.
* Ensure tenants understand and comply with tenancy conditions, addressing breaches and resolving low‑level tenancy issues.
* Investigate and manage housing and tenancy issues, escalating cases where appropriate.
* Raise, monitor, and manage repairs and maintenance through FixFlo, ensuring works meet required standards and timescales.
* Instruct and liaise with contractors, review quotes within delegated authority, and monitor performance.
* Support planned and cyclical maintenance programmes, including EPC improvement works.
* Manage tenancy sign‑ups, renewals, and terminations using MRI and DocuSign.
* Manage utility account changes and council tax notifications during tenancy transitions.
* Process and monitor utility, maintenance, and service invoices in line with financial procedures.
* Maintain accurate tenancy, property, and compliance records across all systems.
* Analyse data using Excel and SharePoint to support reporting and service improvement.
* Provide clear advice to tenants on rights, responsibilities, and compliance requirements.
Qualifications
* Expertise in Tenancy and Housing Management practices
* Experience in FixFlo, DocuSign and Excel
* Experience in housing, property or tenancy management and inspections, repairs and contractors
* Strong communication, organisational and customer skills
* Ability to work collaboratively and manage multiple responsibilities effectively
* Understanding of private renting legislation and compliance requirements.
* Full UK driving licence
* Right to work in UK
* Willingness to undertake DBS and reference checks
