The Role
The Lettings Manager is tasked with growing the branch Lettings portfolio and leading by example on the day-day responsibilities of the role. Customer service and adherence to processs is of the utmost importance, keeping landlords, tenants and internal departments updated at all times.
The responsibilities of the role
Include but are not limited to:
· Appraise properties for rental and sale, advising on investment returns and marketing strategy across our network of global investors.
· Communicating with, always updating and advising our clients with their best interests in mind
· Deliver exceptional customer service to investors, tenants, and buyers.
· Collaborate remotely with both the tenancy and sales progression teams.
· Negotiating offers between landlords and applicants
· Negotiating price adjustments with landlords
· Client onboarding and management takeover responsibility alongside the Lettings Manager
· Pre-marketing property inspections
· Respond to prospective tenant leads and enquiries in a prompt and professional manner
· Qualify applicants, understanding their requirements and matching them with suitable available properties
· Registering applicants on the CRM and maintaining a tenant database in line with SOP
· Scheduling viewings
· Conducting lettings viewings and extracting rental offers on the best possible terms for our clients
· Work collaboratively with wider team / sales / completions / tenancy progressor and property management / accounts
· Run a smooth under offer pipeline in conjunction with the progression team
· Consistently deliver KPI results in line with the company goals and objectives
· Role model the 'Settio Way' consistently
· Responsibility for the smooth operations of the team.
Key Skills & Experience
* NFoPP level 3 - desirable but not essential
* Demonstrable track record of success in a Lettings environment
* Experience in a residential sales role desirable but not essential
* Target driven
* Ability to work well under pressure

* Exceptional organizational skills
* Punctual and prompt in a fast-paced working environment
