Property & Facilities Manager
Role Summary
We are looking for an experienced and driven Property & Facilities Manager to lead the delivery and growth of a facilities management contract. This is a pivotal role responsible for ensuring operational excellence, financial performance, and strong stakeholder relationships across the portfolio.
You will take full ownership of contract performance—overseeing service delivery, managing financial outcomes, and driving continuous improvement—while leading and developing a high-performing team. This role suits someone who thrives in a fast-paced, client-facing environment and has a strong commercial mindset.
Key Responsibilities
Contract & Operational Leadership
1. Take full accountability for the successful delivery of all services within the contract, including soft services.
2. Ensure consistent, high-quality service delivery across all sites in line with contractual requirements.
3. Maintain full operational and statutory compliance, ensuring all PPMs are completed within SLA timeframes.
4. Manage operational KPIs including PPMs, open/aged jobs, and quotes.
5. Oversee asset capture and manage changes effectively.
6. Drive continuous improvement through the use of management information (MI).
Financial & Commercial Management
7. Own the P&L and ensure strong financial performance across the contract.
8. Manage forecasts including outturn, WIP, and debt, driving improvements against financial targets.
9. Ensure the contract meets all budgetary requirements.
10. Work with clients to identify and develop new project opportunities.
11. Manage and agree capital and major works programmes.
Client & Stakeholder Management
12. Build strong working relationships with internal and external stakeholders.
13. Act as the primary contact for clients, providing regular updates and reporting on performance.
14. Produce monthly reports for senior management and clients.
15. Ensure Service Level Agreements (SLAs) and contractual obligations are consistently achieved.
Team Leadership & Development
16. Develop and maintain a robust and sustainable contract team structure.
17. Lead performance management processes including appraisals, HR matters, and succession planning.
18. Promote and support apprenticeship programmes.
19. Conduct regular team briefings to ensure alignment and performance focus.
Health, Safety & Compliance
20. Ensure all health & safety regulations and guidelines are strictly adhered to.
21. Monitor, investigate, and report on accidents and near misses.
22. Maintain risk registers and FMRs in line with compliance standards.
Operational Efficiency & Innovation
23. Drive productivity through the effective use of systems and technology (PDA, handheld solutions, job management tools, vehicle tracking).
24. Promote efficiency across all operational activities.
Person Specification
25. Proven experience in property or facilities management within a commercial environment
26. Strong P&L management and commercial awareness
27. Senior-level team leadership experience
