The role Join Southern Housing as a Project Officer in our Capital Investment team and deliver Cyclical Decoration projects for our homes. You will ensure contracts and works are completed on time, within budget, to agreed quality standards and in compliance with statutory, regulatory and health and safety requirements, while maintaining high levels of resident satisfaction. In this role, you will assist in managing the delivery of Cyclical Decoration projects from inception to handover, taking responsibility for programmes, cashflows and final accounts to ensure alignment with allocated budgets and value for money. You will supervise and manage contractors and consultants, ensuring they deliver projects on time, on budget and to statutory and regulatory standards, and you will meet with external contractors regularly to monitor performance and take corrective action where required. You will undertake site visits to our sites and schemes ensuring residents are assisted with any queries and any issues are communicated effectively. You will maintain accurate records of programme progress, variations, snagging, defects and health and safety documentation, and will assist in the preparation and processing of the contract applications, variations and financial documentation in line with quality management processes and the required approvals. The role will require you to organise, take minutes and occasionally chair various meetings including project meetings and team meetings. You will be required to keep accurate records of programme trackers and spreadsheets up to date, monitoring any slippages and reporting them to the Project Managers. Writing to residents, answering queries from residents and internal stakeholders, keeping communication open between internal and external stakeholders regarding the cyclical decoration works will also be part of your responsibilities. In addition, you will prepare tenant, property and service charge information for Section 20 notices and respond to observations and accurately update Orchard and other systems with job progress while recording and acknowledging all customer contacts, complaints, actions and learning points. You will manage complaints through the formal process, taking ownership of responses and coordinating with support teams to ensure customer expectations are met. This role will be based in one of our offices Farringdon or Sittingbourne and offers hybrid working arrangements between office, work from home and site visits when required. What you'll need: Knowledge of housing construction, component replacement and budget control management as well as knowledge of codes of practice, building regulations, health and safety legislation, standards, and materials. Knowledge of project management, relating to capital and cyclical works contracts and projects with the ability to: review specifications, manage programme and cashflow projections and make adjustment to align with budgets. Excellent communication skills and ability to communicate clearly and effectively answers and solutions confidently to residents and colleagues and external stakeholders, face to face, by phone and by writing Experience in minute taking and ability to use the appropriate IT tools to produce reports, documents, emails, including using Excel and Word to compile reports for different audiences. Able to manage a flexible and demanding workload to meet agreed targets and deadlines, showing persistence and determination when setbacks occur.
