Business Rates: Nil. Based on the April 2023 rating list, the Zero Rates Payable is for small business rates relief applied for by the licensee and the licensee only occupying one property for commercial purposes.

Tie: All drinks categories are tied. For fully funded licensees on long-term agreements, free-of-tie options are offered for certain drinks categories in exchange for an annual fee.

The ideal candidate should be passionate about enhancing drinks and food offerings and delivering exceptional customer experiences. A keen eye for detail, a commitment to high service levels, and effective social media marketing will be key. The licensee will maintain a welcoming, inclusive atmosphere, foster relationships with local charities and community groups, and organise regular events such as league games, darts, and pool tournaments, along with a strong weekly rhythm of quizzes, live music, and other activities. A solid understanding of marketing and online presence is essential. This is an opportunity to lead a thriving pub and contribute to its growth within the local community.
Additional Information
Annual Rent – This is the lowest rent figure associated with a Full Tie. If the tie is reduced, the effective rent (via Tie Release Fees) may increase. Rent is billed weekly in advance depending on terms. Our Business Development Manager may discuss start-up rent as discretionary.
Security Deposit: The greater of £5,000 or three months’ headline rent. The deposit is held and returned when you leave, subject to final balance and property condition. A credit check may affect the deposit amount.
Working Capital: Recommended amount required for day-to-day running of the business.
Stock: Valued by an independent valuer on takeover day; includes unbranded glassware, unopened bottles, wines, spirits, unopened/opened kegs and casks where applicable.
Fixtures & Fittings: Includes items bolted to floor or walls, and free-standing or hanging items, including furniture.

Training: £350.00 – Before signing a long-term agreement, attendance is required at our 7 Steps to Sales Success online training over two days.
Service Charge Cost: £63.33 per week – The Admiral Taverns Premium Maintenance Package covers compliance and boiler/cellar maintenance, with access to e-learning for staff.
