Fire Damper Engineer

Job Summary:
We are seeking a diligent and experienced Fire Damper Technician to join our team, responsible for ensuring the optimal performance and compliance of fire and smoke dampers within a portfolio of commercial properties. The successful candidate will play a critical role in maintaining fire safety systems, adhering to relevant British Standards (e.g., BS 9999, BS 7671 for electrical aspects) and industry best practices. This role requires a strong understanding of HVAC systems, fire safety regulations, and excellent diagnostic and repair skills.
Key Responsibilities:
* Inspection and Testing:
o Conduct routine inspections and testing of fire and smoke dampers in accordance with relevant British Standards (e.g., BS 9999) and manufacturer guidelines.
o Visually inspect dampers for damage, corrosion, proper sealing, and accessibility.
o Functionally test dampers, including drop testing and confirming full closure.
o Verify correct operation of associated actuators, linkages, and controls.
* Maintenance and Repair:
o Carry out planned preventative maintenance (PPM) on fire and smoke dampers.
o Diagnose faults and carry out necessary repairs, including replacing faulty components (e.g., actuators, fusible links, springs).
o Lubricate moving parts and adjust mechanisms to ensure smooth operation.
o Clean dampers and surrounding areas to prevent obstruction.
* Compliance and Documentation:
o Maintain accurate and detailed records of all inspections, tests, maintenance activities, and repairs performed.
o Generate reports on damper condition, identifying any deficiencies or non-conformities.
o Ensure all work complies with current fire safety legislation, British Standards, and company procedures.
o Assist in preparing for and participating in fire safety audits.
* Fault Finding and Troubleshooting:
o Respond to service calls and diagnose issues related to fire damper malfunctions.
o Implement effective troubleshooting techniques to resolve problems efficiently.
* Client Interaction:
o Communicate effectively with property managers, building occupants, and other stakeholders regarding work schedules, findings, and necessary actions.
o Provide expert advice on fire damper maintenance and compliance.
* Health and Safety:
o Adhere strictly to all health and safety regulations and company policies, including carrying out risk assessments for all work undertaken.
o Utilise appropriate personal protective equipment (PPE) at all times.
o Work safely at heights and in confined spaces where required.
* Continuous Improvement:
o Stay up-to-date with the latest industry standards, technologies, and best practices in fire damper maintenance.
o Participate in ongoing training and professional development.
Qualifications and Experience:
* Essential:
o Proven experience (minimum 2-3 years) in the inspection, testing, and maintenance of fire and smoke dampers in commercial properties.
o Strong understanding of relevant British Standards (e.g., BS 9999, BS 7671 for electrical aspects where applicable).
o Demonstrable knowledge of HVAC systems and their interaction with fire safety components.
o Ability to read and interpret technical drawings and schematics.
o Excellent diagnostic and problem-solving skills.
o Proficient in using maintenance management software and tools for documentation.
o Full UK Driving License.
* Desirable:
o Relevant vocational qualifications (e.g., NVQ in Fire Safety, HVAC, or Mechanical Engineering).
o Formal training and certification in fire damper testing and maintenance (e.g., from recognised industry bodies).
o Experience with various types and manufacturers of fire and smoke dampers.
o IPAF or PASMA certification for working at heights.
o Asbestos Awareness training.
