Job Summary

Reports To: Chief Commercial Officer

The Commercial Reservation Manager is a senior commercial and sales leader responsible for driving revenue growth through structured enquiry conversion, strategic pricing, and the development of long-term B2B relationships. With 5+ years’ experience in B2B sales leadership, this role focuses on maximise yield, increasing length of stay, and securing repeat and contracted business across corporate, agent and key account segments.

The role oversees the end-to-end commercial performance of enquiries and bookings, ensuring robust sales processes, clear accountability, and strong collaboration across Sales, Operations, Revenue and Guest Services. The Commercial Reservation Manager plays a key role in shaping pricing strategy, improving conversion performance, and ensuring commercial decisions deliver sustainable profitability.


Key Responsibilities

* Lead and manage the commercial enquiry and reservations team to ensure structured, timely and effective conversion of all inbound enquiries.
* Embed clear sales processes, response standards and accountability to maximise conversion and revenue.
* Personally manage and close complex, high-value or strategic B2B opportunities.
* Drive a performance-led culture with clear targets, KPIs and conversion benchmarks.
* Develop and grow direct B2B relationships across corporate, healthcare, relocation and agent markets.
* Secure long-term, committed business including fixed-term, volume and framework agreements.
* Work closely with the sales team to maintain and grow key client and agent partnerships.
* Attend client meetings, office visits, familiarisation trips and industry events as required.


Pricing, Yield & Revenue Optimisation

* Work closely with the Chief Commercial Officer and Director of Sales to develop and implement pricing and yield strategies.
* Ensure enquiries are converted in line with diary optimisation and best-yield outcomes.
* Analyse booking trends, length of stay, segment performance and margin contribution.
* Balance occupancy, rate and operational constraints to deliver optimal commercial outcomes.


Enquiry & Reservations Management

* Oversee the full lifecycle of enquiries from initial contact through to confirmation and handover.
* Ensure all booking platforms are actively managed, with no expired enquiries and full protection of data.
* Enforce same-day response (“sun-down”) policy, with clear handover processes for outstanding enquiries.
* Ensure data accuracy and consistency across all systems.


Cross-Functional Collaboration

* Act as the primary commercial interface between Sales, Operations, Revenue and Guest Services.
* Ensure bookings are handed over with appropriate detail, lead time and clarity to deliver seamless guest and client experiences.
* Support operational teams by ensuring commercial commitments are deliverable and well-communicated.


Reporting, Analysis & Market Insight

* Produce regular commercial performance reports covering conversion, revenue, occupancy and other metrics as required.
* Conduct competitor and market analysis to ensure pricing remains competitive locally and nationally.
* Use data and insight to inform commercial strategy, forecasting and decision-making.


Systems, Process & Continuous Improvement

* Oversee effective use of reservations PMS and CRM systems to support conversion, reporting and client management.
* Identify and implement process improvements to increase efficiency, visibility and commercial control.
* Support system updates and training where required.
* Ensure post-stay guest reviews are actively monitored and responded to in a professional and brand-aligned manner.
* Protect brand reputation while achieving the best commercial outcomes for both clients and the business.


Qualifications & Experience

* Minimum 5+ years’ experience in B2B sales and commercial leadership, ideally within serviced accommodation, hospitality, property, accommodation or services.
* Proven track record of driving enquiry conversion and revenue growth.
* Strong commercial acumen with experience in pricing, yield management and contract negotiation.
* Experience managing teams, targets and performance frameworks.
* Confident stakeholder manager with the ability to influence across departments.
* Strong analytical, organisational and communication skills.
* Proficient in CRM/reservations systems and Microsoft Office.
