Residential Facilities Manager – Prime London Estates Location: Mayfair, Belgravia, Chelsea, Fitzrovia, Marylebone Salary: £60,000 – £65,000 Benefits Contract: Full-time, Permanent About the Role An exciting opportunity for a Residential Facilities Manager to manage a prestige portfolio of luxury residential and mixed-use properties across Prime Central London. You’ll ensure the seamless day-to-day running of high-end buildings, delivering exceptional FM services to residents, landlords, and estate stakeholders. Reporting to the Director of FM, you’ll oversee hard and soft services, budgets, projects, and compliance, acting as the main point of contact for all operational and maintenance matters. This is a hands-on role requiring professionalism, discretion, and attention to detail. Key Responsibilities * Deliver and manage all FM operations across residential and mixed-use properties. * Lead on service charge budgeting, reconciliation, and financial planning. * Coordinate CapEx/OpEx projects, refurbishments, and lifecycle improvements. * Build strong relationships with residents, landlords, property managers, and service partners. * Manage performance of hard and soft FM contractors – cleaning, maintenance, security, and concierge. * Ensure compliance with all statutory, fire safety, and H&S regulations. * Maintain accurate records and PPM schedules via the CAFM system. * Support asset improvement, sustainability, and building enhancement programmes. * Act as the main point of contact and escalation lead for all site operations. About You * Proven experience managing high-end residential or mixed-use estates. * Knowledge of service charge management, H&S, and statutory compliance. * Excellent interpersonal and communication skills; comfortable dealing with residents and senior stakeholders. * Strong organisational and project management abilities. * Proactive, professional, and passionate about delivering premium service.
