Role Overview
My Client is seeking a highly skilled Freelance Design Manager to oversee and coordinate all design activities on a prestigious £20m new-build private residence in Surrey. The project includes a double basement, timber frame superstructure, high‑spec MEP systems, bespoke joinery, premium interiors, and extensive landscaping.
The successful candidate will take ownership of design coordination from pre‑construction through to delivery, ensuring that technical information is complete, buildable, and aligned with client expectations for a luxury home.
Key Responsibilities
1. Design Coordination & Management
Lead coordination between architects, structural engineers, MEP consultants, interior designers, and specialist subcontractors.
Manage the timely production, review, and approval of drawings, schedules, and technical documents.
Ensure design aligns with project requirements, budget, programme, and buildability considerations.
Run regular design team workshops and technical meetings.
2. Technical Review & Buildability
Review drawings for clashes, compliance, detailing accuracy, and practical build solutions.
Resolve technical issues proactively with consultants and site teams.
Ensure design supports the construction of basements, RC structures, waterproofing, and timber frame elements.
Assess alternative solutions and value engineering ideas without compromising quality.
3. Client & Stakeholder Interface
Work closely with the private client’s representatives, interior designers, and architect.
Present design progress, manage queries, and ensure full visibility of design decisions.
Handle sensitive information with discretion and professionalism.
4. Programme & Information Management
Maintain and drive the design programme to align with procurement and construction needs.
Ensure information release schedules (IRS) are accurate and adhered to.
Track design risks and manage close‑out of outstanding design actions.
5. Procurement Support
Assist with tender packages, scope definition, and technical evaluations of specialist subcontractors
* Coordinate with supply chain partners for specialist elements such as:
* Bespoke joinery
* Stonework
* Glazing systems
* Cinema/AV/automation
* High‑spec MEP installations
* Spa/pool systems
6. Quality & Compliance
Ensure designs comply with Building Regulations, planning conditions, fire strategy, and warranty provider requirements (e.g., NHBC, Premier Guarantee).
Liaise with building control, approved inspectors, and statutory authorities.
Required Experience & Skills
Proven experience as a Design Manager on high‑end residential projects (£10m–£20m+).
Strong technical understanding of basements, RC works, waterproofing, superstructures (preferably timber frame), and high‑spec interiors.
Excellent design coordination and programme management skills.
Ability to manage multiple consultants and specialist trade contractors.
Strong communicator able to interface effectively with private clients.
Proficiency with design tools and file management systems (AutoCAD viewer, BIM 360, Aconex, etc.).
Ability to operate autonomously as a freelance professional.
Qualifications
Degree in Architecture, Engineering, or Construction Management (preferred).
Strong technical background (architectural or engineering) desirable.
CSCS Professional/Managers Card.
