Operation Manager

About The Role
As an Operation Manager, you will work in our social housing background, providing a stable and profitable contract, delivering excellent service and support through our local teams, who understand the importance of working together for the local community.
In our Redbridge branch, you will be responsible for the day-to-day management of contract service delivery, supporting the General/Contract Manager in delivering reactive, planned, statutory & non-statutory repairs & refurbishment activities to Housing Client properties. You will ensure teams operate to Mears standards and deliver excellent customer service, while meeting safety, quality, and cost standards related to budget, profitability, and resource deployment.
* Manage all aspects of operational and commercial delivery and contractual performance, ensuring compliance with commitments, protocols, and budgets.
* Ensure adherence to health & safety regulations, company procedures, and quality standards, demonstrating best practices.
* Manage direct labor resources and supply chain, identify opportunities for productivity and savings, and work with procurement to maximize benefits.
* Complete required reporting protocols within specified timescales.
* Cultivate a customer-focused culture, ensuring high standards of site appearance, safety, and stakeholder communication.
* Achieve high satisfaction levels and meet contractual KPI targets.
* Manage employee performance, coaching, and development, ensuring asset protection and adherence to HR policies.
* Build strong relationships with clients, service users, and communities, participating in business development and bid preparation.
* Perform other duties as required, including supporting other managers and attending meetings.
Role Criteria
* Proven track record of managing performance and contracts.
* Experience managing multiple sites and contracts.
* Background in Repairs and Maintenance.
* Customer-focused with contract/project management experience.
* Leadership skills, motivating diverse teams.
* Health & safety knowledge, including COSHH.
* People management and mentorship abilities.
* Problem-solving, planning, and organizational skills.
* Negotiation and influencing skills.
* IT literacy and strong communication skills.
* Experience in Social Housing.
To drive a Mears vehicle, you must be over 21, have held your license for over 3 months, and have fewer than 9 points.
All roles are subject to DBS/Security checks. Candidates must have the right to work in the UK; Mears does not sponsor visas.
