Job Title: Senior Quantity Surveyor

The opportunity: Are you a seasoned professional with a knack for leading commercial teams on large-scale construction projects or multiple smaller ventures? Reporting directly to the Commercial Manager, we're seeking a Senior Quantity Surveyor with a strong background in main contracting and hands-on build experience.
In this role, you'll be responsible for managing project costs meticulously, either independently or through effective team leadership. You'll demonstrate extensive experience with JCT and NEC contracts, ensuring smooth project execution. Accurately reporting on project costs, profit, and loss, while forecasting future expenses, will be a key part of your responsibilities. Additionally, you'll oversee subcontractors effectively, maintaining strong client relationships. Experience in compiling delay analysis and handling associated loss and expense claims is highly desirable. This role may involve some occasional travel between sites in the Northwest.
Key Responsibilities:
1. Establishing the project budget including the allocation of cost codes to ensure detailed and accurate cost reporting is achieved.
2. Review of main contract and subcontract terms and conditions, inclusive of stepping down conditions from main contract to subcontract.
3. Procurement of subcontract packages including compilation of tender documentation.
4. The detailed and transparent process of reporting on costs to date and forecasting cost to completion.
5. Administration of the main contract and subcontracts, including compilation of contractual correspondence in relation to delays and associated loss and expense.
6. Regular liaison and interface with the Employers team for the purposes of progressing the commercial aspects of the project.
7. The day to day managing of staff resources to ensure the projects costs are known and managed effectively.
8. Carrying out delay analysis including the preparation of narratives and loss and expense to support claim submissions.
9. Handling subcontract issues as they arise.
10. Ensuring the variation / compensation event mechanism is correctly and timeously followed to ensure the commercial protection of the business.
11. Forecasting of cash flow / budget compilation.
12. Liaising with procurement to set and agree allowances for the project.
13. Attending progress / commercial meetings and representing the company in a commercial capacity.
This job description is intended to give the post holder an appreciation of the role envisaged for the Senior Quantity Surveyor and the range of duties to be undertaken. It does not attempt to detail every activity. Specific tasks and objectives will be agreed with the post holder at regular intervals.
Essential Criteria:
1. Proven experience in a Quantity Surveyor role within the construction industry.
2. Expertise in JCT/NEC contracts and cost forecasting.
3. Strong leadership, negotiation, and relationship management skills.
4. A degree in Quantity Surveying or a related field.
5. Willingness to travel when required.
6. Excellent attention to detail and ability to manage multiple complex projects.
Desirable Criteria:
1. Experience working on high-value, fast-paced build projects.
2. Knowledge of modern construction techniques.
3. Familiarity with hybrid working and adapting to both site and remote environments.
4. Professional membership with RICS or CIOB.
