New Homes Sales Consultant

An established and highly regarded independent estate agency is looking to appoint an ambitious, polished and commercially minded New Homes Negotiator to join its growing Land & New Homes division.
This is an exciting opportunity to work across a varied portfolio of new build developments, from boutique schemes through to high-end homes, covering Surrey and South West London.
The business has a strong regional office network, an excellent pipeline of stock and a growing New Homes department. They are now looking for someone who can help drive sales performance, manage applicants proactively and build strong relationships across the wider branch network.
The Role
This is a dedicated New Homes sales role, working closely with the Head of New Homes, the existing New Homes team and the wider office network.
You will be responsible for driving sales across a range of developments, managing buyers through the full sales journey and delivering a consultative, customer-first experience from initial enquiry through to exchange.
The role requires someone who can do more than simply respond to incoming enquiries. The successful candidate will be proactive, organised and confident building long-term relationships with applicants, developers, solicitors and internal teams.
You will be based from the company’s head office, with regular travel across Surrey and South West London to attend viewings, visit developments, work with local offices and support launch activity.
Key Responsibilities
* Managing buyer enquiries and nurturing sales leads.
* Building strong relationships with applicants and understanding their motivations, budgets, locations and timescales.
* Conducting viewings and site appointments across multiple new homes developments.
* Negotiating offers and progressing sales through to exchange.
* Maintaining regular contact with buyers throughout the sales process.
* Building relationships with developers, buyers, solicitors and internal stakeholders.
* Working closely with the wider office network to share applicants, referrals and market insight.
* Proactively using the applicant database to generate viewings and sales opportunities.
* Keeping CRM and applicant records accurate, detailed and up to date.
* Developing a strong understanding of current and upcoming stock across the region.
* Assisting with launch events, marketing initiatives and site activity where required.
* Maintaining excellent presentation standards on-site and within marketing suites.
* Supporting the Head of New Homes in driving sales performance across multiple live sites.
* Helping create a more proactive, competitive and target-driven sales environment within the New Homes team.

You will enjoy building relationships, managing applicants properly and working across a varied geographical patch. This role would suit someone who is motivated by autonomy, targets, customer service and the opportunity to develop a long-term career within New Homes.
Ideal Experience
The client is open to considering candidates from a few different backgrounds.
New Homes Sales Experience
You may already be working in New Homes sales, ideally within Surrey, South West London or the surrounding areas. You will understand how to manage new build applicants, work across multiple sites and build relationships with developers and buyers.
Estate Agency Sales Experience
You may be an experienced Sales Negotiator or Sales Consultant in estate agency who is looking to move into a broader New Homes role with more variety, autonomy and long-term applicant management.
Strong Property Background
The client may also consider someone from a lettings or wider property background, particularly if they have strong local market knowledge, excellent customer skills and a genuine desire to move into New Homes sales.
Skills Required
* Previous experience in estate agency, new homes, property sales or a related property role.
* Strong sales ability and a proven track record of delivering results.
* Excellent communication and negotiation skills.
* A professional, polished and confident manner.
* Strong organisational skills and attention to detail.
* Ability to manage a database and maintain accurate applicant records.
* Confidence building long-term relationships with buyers.
* Ability to work proactively rather than purely responding to inbound enquiries.
* Strong internal relationship-building skills.
* Good knowledge of Surrey and/or South West London would be advantageous.
* Commercially driven, target-focused and resilient.
* Full UK driving licence and own vehicle.
* Genuine passion for property, customer service and delivering a high-quality buyer experience.
Working Pattern
This is a full-time role, based from head office with regular time spent out on developments and across the wider office network.
Saturday working is not expected to be fixed every week, but flexibility will be required where viewings, launch events or site activity need to be covered. This may include occasional Saturday morning appointments depending on applicant and client requirements.
