Job Title: Senior Land Manager
Location: Ewloe – Cheshire
Salary: £65,000 – £80,000 + Car Allowance £6,500
Penguin Recruitment is delighted to be supporting a respected, award-winning residential housebuilder with the appointment of a Senior Land Manager to join their established regional team covering Cheshire and North Wales.
With a heritage spanning over 90 years, this business has grown into a leading housebuilder delivering around 800 high-quality homes per year. Continued regional expansion has created an excellent opportunity for an experienced Senior Land Manager to play a key role in driving future growth.
The Role
Reporting directly to the Land Director, the Senior Land Manager will be responsible for identifying, appraising, acquiring, and progressing land opportunities while supporting the management of an existing land portfolio.
Key Responsibilities
The Senior Land Manager will be responsible for:
1. Identifying new land opportunities both on and off market
2. Managing sites from initial identification through planning, appraisal, offer, and acquisition
3. Preparing residual land valuations and detailed financial appraisals
4. Negotiating land deals, legal agreements, and purchase contracts
5. Leading on affordable housing delivery through Section 106 agreements
6. Building and maintaining strong relationships with landowners, agents, local authorities, and housing associations
7. Reviewing technical and planning assessments
8. Supporting the securing of planning permissions and associated consents
9. Attending meetings with landowners, agents, and key stakeholders
10. Maintaining accurate land files and preparing reports and approval packs
11. Supporting the Land Director and contributing to the wider land strategy
About You
The successful Senior Land Manager will have:
12. A proven track record in residential land acquisition
13. Strong knowledge of the local land and housing market
14. In-depth understanding of the UK planning system
15. Experience delivering affordable housing schemes
16. Strong commercial awareness and negotiation skills
17. Excellent communication and relationship-building abilities
18. High-level numeracy and technical capability
19. Strong IT skills and attention to detail
20. A full UK driving licence and willingness to travel
