To assist the Building Services Manager with all building services matters.
To deputise in the absence of the Building Services Manager.
To arrange planned and ad hoc repairs and maintenance of building, mechanical, and electrical works, ensuring satisfactory completion.
To prepare annual schedules of condition to develop long-term maintenance plans.
Maintain up-to-date knowledge of new legislation covering building electrical services, including fire safety, building regulations, electrical regulations, CIBSE, and Health and Safety.
Project manage major M&E maintenance works, ensuring effective liaison with local operational managers to minimise operational disruption and ensure continuity of service.
Ensure critical areas served by Mechanical and Electrical services, including Building Management systems, are maintained in good working order.
Ensure a regular programme of maintenance and repairs to all buildings and stations.
Liaise with operational managers regarding proposed maintenance works and keep them informed of the programme of works.
Advise the Building Services Manager on building service issues affecting the planning and implementation of the Trust-Wide Estates strategy.
Prepare and develop annual programmes for building services maintenance and capital projects.
Investigate market trends for procurement and building services management, and implement work practices and policies.
Ensure continuous supply of plant and utilities to essential LAS Services, in consultation with IM&T managers.
Develop, maintain, and supervise Engineering Standards and Corporate Maintenance Policies.
Develop and maintain Estates asset register database.
Produce orders for minor Estates maintenance.
Project manage all Estates major engineering projects, liaising with consultants, preparing briefs, and monitoring budgets.
Develop and compile Business Cases with operational managers, including operational data and statistics.
Monitor the total engineering of the Estate to ensure compliance with Health and Safety requirements.
Develop and maintain protocols of good engineering practice and professional expertise for the Head of Estates & Facilities, Managers, and Officers.
Develop and monitor Quality Assurance and Benchmark Standards to ensure value for money.
