Protech Site Services are currently recruiting for a Divisional Legal Manager for a 5* Residential Developer.
Job summary/Purpose
You will be required to manage the Divisional Legal Centre and the disposal of approximately 10,500 plots per annum, together with part exchanges and the associated resales. You will manage a team of ten and will be responsible for ensuring the team provides an efficient plot conveyancing service to three regional Business Units, whilst maintaining a professional, motivated team that realizes its full potential and provides high-quality service to internal and external customers. You will be supported by an Assistant Divisional Legal Manager who will assist with operational, technical, and HR-related tasks.
The Department consists of a Divisional Legal Manager, an Assistant Divisional Legal Manager, a Legal Support team, and a number of Estate Conveyancers and Conveyancing Assistants.
You will manage and lead an efficient, service-led, and cost-effective plot conveyancing function that supports the Business Units, particularly in relation to plot sales and associated part exchanges. You will also conduct, manage, and report on various business administration matters, including closed sites and historic issues.
Primary Responsibilities
1. Inspire and lead the in-house Conveyancing Team to provide an efficient, service-led estate conveyancing service to the Business Units for the sale of new homes, part exchanges, and related transactions.
2. Review and ensure appropriate resourcing within the Conveyancing team, monitoring and improving departmental performance to deliver timely and quality services.
3. Handle transactional work including:
* Preparation of legal packs for plot sales
* Infrastructure agreements for development works, including Section 278, 38, 104, 185, and 111 agreements
* Land Transfers/Easements to utility companies
* Sales of surplus land and freehold reversions
* Management Agreements and Land Transfers to Management Companies
* Lease extensions, deeds of covenant, deeds of rectification
* Documents for historic enquiries
1. Provide proactive, preventative, and pragmatic legal advice to the business.
2. Attend meetings with business units on new developments to prepare legal documents and sales packs, and coordinate regular Build/Sales Forecast meetings to report on progress towards contract exchange and legal completion targets.
3. Ensure staff at all levels receive adequate managerial and professional support, guidance, and training.
4. Monitor compliance with internal policies and legal procedures.
5. Promote the in-house legal function as an integral part of the company's operations, facilitating policy compliance, best practices, and maintaining professional standards.
Experience, Qualifications, Technical Requirements
* Qualified Solicitor, Legal Executive, or Licensed Conveyancer with proven experience in Property Law and residential estate conveyancing.
* Experience managing a large team in a fast-paced environment, with skills to motivate staff and identify training needs.
* Experience dealing with housebuilders and related legal issues.
* Excellent interpersonal skills to command respect at all levels.
* Proficient in Microsoft Word, with good knowledge of Excel and PowerPoint.
