About The Client:\n Our client is an ambitious, high-growth property company based in Birmingham, specialising in property investment, development, and asset management. They are focused on delivering long-term value through the strategic management of a diverse and dynamic property portfolio. They are currently seeking an experienced and driven Asset Manager to join the team and help lead the charge in optimising the performance of assets as they continue to expand.\n\n Role Overview:\n As an Asset Manager, you will take a central role in managing and growing a varied portfolio of commercial assets.
Your primary responsibility will be to develop and execute asset strategies that maximise performance, value, and returns. This role offers a unique opportunity to work in a fast-paced, entrepreneurial environment, with ample scope for personal development and career progression.\n\n Key Responsibilities:\n \nLead the management and performance optimisation of a portfolio of commercial and residential assets. \nDevelop and implement asset management strategies to maximise value, income, and capital growth.
\nOversee financial performance, including rental income, operating costs, and capital expenditure, ensuring alignment with business targets. \nAnalyse financial reports, conduct regular performance reviews, and present recommendations to senior leadership and stakeholders. \nDrive the leasing strategy, negotiating tenant leases, renewals, and rent reviews.
\nCollaborate with the property management team and external service providers to ensure the smooth running of the portfolio. \nLead market research and competitive analysis to inform decision-making and identify new opportunities. \nManage the acquisition and disposal processes, including overseeing due diligence and transaction execution.
\nOversee the preparation and delivery of annual business plans, budgets, and forecasts for the assets under management. \nMonitor compliance with regulatory requirements, lease obligations, and health and safety standards across the portfolio. \nMentor and guide junior team members, providing training and development support.
Skills & Experience Required:\n \nA degree in Real Estate, Property Management, Business, or a related field (or equivalent experience). \nProven experience in asset management, property management, or real estate investment, with a strong understanding of financial modelling, valuation, and investment analysis. \nExperience managing a diverse property portfolio, with a focus on maximising asset performance and value.
\nStrong negotiation skills, with a track record of managing leases, renewals, and rent reviews. \nHighly proficient in financial analysis and reporting, with the ability to assess risk and identify opportunities for growth. \nExcellent communication and interpersonal skills, with the ability to work effectively with senior management, external stakeholders, and tenants.
\nStrong organisational skills with the ability to manage multiple priorities in a fast-paced environment. \nA proactive, solution-focused approach, with a focus on results and continuous improvement. \nProficiency in Microsoft Office, particularly Excel, and experience with property management software is preferred.
\nMRICS (or working towards) is highly desirable but not essential.
