Job Summary
We are seeking a professional and organised Property Manager to oversee the daily operations of our property portfolio. The successful candidate will be responsible for maintaining high standards of property management, ensuring tenant satisfaction, and supporting the overall financial performance of the properties. Key Responsibilities
1. Portfolio & Client Management
* Serve as the primary contact for landlords and tenants regarding all property-related matters.
* Build and maintain strong professional relationships with landlords, tenants and stakeholders.
* Provide timely updates to landlords on property issues, tenancy matters and compliance requirements.
2. Tenancy & Administrative Duties
* Manage day-to-day tenancy operations: move-in/out inspections, inventories, key handovers and deposit processes.
* Handle tenant enquiries, complaints and requests efficiently and professionally.
* Keep accurate records on the property management system, ensuring documentation is complete and up-to-date.
3. Maintenance & Contractor Coordination
* Prioritise and coordinate property repairs and maintenance with approved contractors.
* Conduct regular internal property inspections and report any issues.
* Chase repairs through to satisfactory completion, ensuring quality standards are met.
4. Legal Compliance & Safety
* Ensure compliance with relevant UK housing legislation and safety regulations (e.g., gas/electrical safety checks, smoke alarms, EPCs where applicable).
* Understand and adhere to deposit protection and right-to-rent requirements.
5. Financial Responsibilities
* Assist with rent collection, manage arrears and monitor landlord accounts as agreed.
* Provide landlords with accurate accounts and financial updates where required.
6. Marketing & Vacancy Management (where relevant)
* Support property marketing for vacant units, arrange viewings and assist with tenant selection in line with agency procedures.
Person Specification
Skills & Experience
* Experience in property management or lettings within estate agency environment.
* Excellent organisational, communication and customer service skills.
* Ability to prioritise tasks and manage a varied workload.
* Confident with IT and property management software.
Qualifications & Knowledge
* Knowledge of UK lettings legislation and property compliance is desirable.
* Professional qualifications (e.g., ARLA Propertymark, IRPM) are advantageous but not always required.

Working Conditions
