We are seeking a skilled Quantity Surveyor to join our team for a significant social housing project valued up to 20 million. In this role, you will play a crucial part in managing the costs and financial aspects of the project, ensuring it stays within budget while meeting quality and regulatory standards.
Responsibilities:
1. Cost Management: Oversee all cost-related aspects of the project, including budgeting, estimating, and cost control throughout various stages of development.
2. Procurement: Coordinate the procurement process for materials, subcontractors, and services, ensuring competitive pricing and adherence to project specifications.
3. Contract Administration: Manage contracts with suppliers, subcontractors, and consultants, ensuring compliance with terms and conditions and resolving any contractual disputes that may arise.
4. Value Engineering: Identify opportunities for cost savings and value engineering without compromising quality or functionality.
5. Risk Management: Assess and mitigate potential risks that may impact project costs or timelines, implementing appropriate measures to minimize their impact.
6. Financial Reporting: Prepare accurate and timely financial reports, including cost forecasts, cash flow projections, and variations analysis, to keep stakeholders informed of project financial status.
7. Collaboration: Work closely with project managers, architects, engineers, and other stakeholders to ensure effective communication and coordination throughout the project lifecycle.
8. Compliance: Ensure compliance with relevant legislation, regulations, and industry standards, particularly regarding health and safety, environmental sustainability, and building codes.
9. Quality Assurance: Monitor construction activities to ensure workmanship and materials meet quality standards and specifications.
10. Continuous Improvement: Identify opportunities for process improvement and efficiency gains within the quantity surveying function, contributing to the overall success of the project.
Requirements:
1. Bachelor's degree in Quantity Surveying, Construction Management, or related field.
2. Proven experience as a Quantity Surveyor on construction projects, preferably within the social housing sector.
3. Strong knowledge of construction contracts, procurement methods, and cost management principles.
4. Excellent analytical and numerical skills, with a keen attention to detail.
5. Proficiency in relevant software applications, such as cost estimation software and project management tools.
6. Effective communication and interpersonal skills, with the ability to build positive working relationships with stakeholders at all levels.
7. Ability to work independently and collaboratively in a fast-paced environment, managing multiple priorities and deadlines effectively.
8. Professional accreditation or membership with relevant industry bodies (e.g., RICS, CIOB) is desirable.
