What you’ll be doing
The Commercial team deals with everything to do with cost‑effective building, including quantity surveying, estimating, procurement and material buying. With a watching brief on choice of material, cost, customer satisfaction and sales, the team’s main objective is to deliver best quality homes at the best possible cost. Reporting to the Managing Director, you will support site development by ensuring and managing commercial cost appraisals, procurement of sub‑contractors and materials, monitoring of site costs and budgets, and the technical, engineering and architectural aspects of projects from land acquisition to completion.
* Lead and take responsibility for achieving targets in relation to accurate build cost assessments, budget control and cost overruns within tolerance levels.
* Accurately cost and help prepare budgets for each aspect of site development.
* Manage the technical support systems to analyse and report on costs and cash flow vs budget.
* Undertake viable feasibility studies to support decision‑making in site acquisition and development.
* Manage an effective procurement system for sub‑contractors, goods and materials using Group Tender procedures where appropriate.
* Manage payments to sub‑contractors, consultants and suppliers in line with Group policy.
* Ensure the Commercial team is fully resourced, well‑directed and supported in achieving their goals.
* Provide appropriate reporting to the MD and Divisional Board.
* Promote and act in accordance with Group values, systems, policies and procedures.
What you’ll need
* Proven track record in a similar role or at the level of Senior Quantity Surveyor or Commercial Manager.
* High numeracy skills, able to gather, interpret and present data for development modelling.
* Strong IT skills and working knowledge of project‑management/payment and valuation software.
* Experience of managing budgets, cost control, and planning to meet targets.
* Knowledge of the major functions of a Technical Department and their impact on profitability.
* Self‑confident, decisive, resilient and able to thrive under pressure in a fast‑paced environment.
* A lateral and innovative thinker, an original problem‑solver.
