The Opportunity: Head of Construction
We are seeking an ambitious and strategic Head of Construction to take full ownership and leadership of this exciting new chapter. This is a pivotal senior appointment, reporting directly to the Board of Directors. The successful candidate will be the driving force behind the entire construction lifecycle, from pre-construction planning to final handover, ensuring projects are delivered to the highest standards of quality, safety, and commercial performance.
This role is perfect for a seasoned leader who thrives on challenge, possesses exceptional commercial acumen, and has a demonstrable background in delivering complex, multi-site projects.
Key Responsibilities
* Strategic Leadership: Develop and execute the construction strategy for the entire portfolio, providing clear direction and oversight to project teams.
* End-to-End Project Delivery: Lead the planning, execution, and successful completion of all projects, ensuring they are delivered on time, within budget, and to specification.
* Financial Management: Hold full P&L and budgetary control for the construction division. Prepare detailed cost plans, manage cash flow, and implement robust cost control measures.
* Pre-Construction & Design: Work collaboratively with the internal development team and external consultants to provide buildability input, value engineering, and procurement advice.
* Health, Safety & Quality: Champion a culture of zero harm. Ensure full compliance with all NI/UK H&S legislation (including CDM 2015) and drive the highest standards of quality and environmental management.
* Team & Supply Chain Management: Lead, mentor, and develop a high-performing team of site and project managers. Manage, appraise, and build strong relationships with main contractors and the wider supply chain.
* Stakeholder Engagement: Act as the primary construction lead for the Board, investors, and clients. Provide clear and concise reporting on progress, risks, and financial performance.
The Ideal Candidate
You will be a proven leader with a compelling track record and the following essential experience:
* A background as a Head of Construction, Construction Director, or Senior Project Manager within a property developer or a main contractor.
* Demonstrable experience in delivering both commercial projects (e.g., hotels) and complex, regulated projects (e.g., healthcare facilities, care homes).
* In-depth knowledge of the Northern Ireland construction market, including a strong network and understanding of local regulations and planning processes.
* Exceptional financial and commercial acumen, with proven experience managing multi-million-pound budgets.
* A strong, authoritative leadership style with a passion for mentoring and developing teams.
* A professional qualification in a construction-related field (e.g., BSc, MCIOB, MRICS).
* A relentless commitment to Health & Safety.
What Would Set You Apart:
* Direct experience working with the NI Health & Social Care sector or private healthcare providers.
* Specific experience in hotel construction and fit-out.
* Knowledge of sustainable construction methods (e.g., BREEAM).
