Job Description:
As the Group Property Manager you will work closely with the Group Property Director in overseeing the Property Management of Dodd Group's diverse nationwide office and industrial portfolio while liaising with the Branch Managers of each site, ensuring operational efficiency and tenant satisfaction. This role requires a detail- oriented candidate that is eager to engage in the day-to-day operations of a family-oriented company.
Karen, Dodd's Group Property Director has been managing property portfolios since she was a Graduate with Richard Ellis at the beginning of her career. Since 2012 Karen has managed Dodd Groups portfolio and holds a breath of knowledge across all the properties. As Dodd Group has grown as a company, its occupational needs have changed as has its portfolio which makes it a really interesting and dynamic portfolio to be involved with.

Key Responsibilities:
1. Liaising with Dodd Group directors and Branch Managers to secure offices and industrial units according to business requirements. This will include liaising with landlord's agents to agree, complete and distribute Heads of Terms in addition to instructing and liaising closely with solicitors directors/branch managers in order to agree and document new lease or licence documentation. Organising associated documentation to be attached to leases such as Licences to Alter and Schedules of Condition.
2. Dealing with a broad range of Landlord & Tenant issues, including negotiating and documenting lease renewals and licences including instructing/liaising closely with landlords and solicitors.
3. Negotiating rent reviews with landlords and instructing rent review specialist where necessary.
4. Liaising with Landlords, Directors and Branch Managers with regard to any alterations required, ensuring that necessary documentation is put in place.
5. Dealing with property related queries from branches, including providing assistance when works or repairs are required. Specify, tender and manage one off works/repairs and maintenance contracts (utilising building surveyors as and when required)
6. Checking/authorising property related invoices and dealing with invoice queries
7. Dealing with rates queries
8. Maintaining summary of leases, used to inform directors well in advance with respect to upcoming lease renewals, rent reviews, break options and lease expiries
9. For freehold properties, instructing Red Book valuations for accounting purposes and Reinstatement Cost Assessments for insurance purposes.
Requirements:
10. RICS Registered status with solid Property Management experience
11. Strong negotiation skills with a good knowledge of lease agreements, rent reviews and lease renewals
12. Ability to handle administrative tasks efficiently and with attention to detail
13. Flexibility to work 5 days a week in the office, with occasional travel as required
