Estate Manager - Hertfordshire Estate Manager Hemel Hempstead (Hybrid - 3 Days in office) Competitive annual salary bonus and benefits Permanent | Full-time (35 hours per week) About the role This is a newly created opportunity within Haven's Legal & Compliance function, offering the chance to play a key role in driving operational efficiency across a diverse and complex estate. As Estate Manager, you will take ownership of estate management activities, ensuring all property interests are accurately documented, compliant, and proactively managed. Working closely with stakeholders across finance, legal, operations and park teams, as well as external leaseholders and third parties, you will support negotiations, compliance, budgeting and long-term planning. The role blends strategic oversight with hands-on delivery and offers significant autonomy for an experienced chartered surveyor looking to add value across a national estate. Your opportunity Maintain and manage estate and property databases, ensuring accuracy and compliance Lead negotiations on lease renewals, variations, property rights and boundary matters Oversee the management of building defects and associated repairs (excluding routine maintenance and capex projects) Support planning and development teams with ancillary property rights negotiations Ensure compliance with lease terms, concessions and subletting arrangements Act as the primary point of contact for leaseholders and neighbouring owners Prepare and manage budgets, service charges, ground rent forecasts and future repair cost projections Work collaboratively with finance, legal, compliance and park teams Source, appoint and manage third-party consultants and specialist contractors Maintain a robust estate management system, diarising key dates, obligations and risks What we'd like you to bring Chartered Surveyor with a minimum of 5 years' professional experience Strong estate management and leasehold experience, including negotiation of property rights Proven experience managing and coordinating complex budgets Excellent written and verbal communication and presentation skills Strong organisational and administrative skills with high attention to detail Ability to work autonomously and proactively in a fast-paced environment Confidence analysing data and developing evidence-based investment cases A professional, collaborative and stakeholder-focused approach Full UK driving licence Strong working knowledge of Microsoft Office applications Why Haven?
