Property Manager Role
Join our client, a friendly and successful Lettings and Sales Agency in North Bristol. This role requires working within a fast-paced environment to manage your own tenancy portfolio.
Details:
* Full-time position, Monday-Friday 08:45-17:30, with some Saturdays (4-6 per year, 9am-4pm) and a full day off during the week.
* Salary up to £31,000 OTE.
* Company pension scheme.
* Fuel reimbursement for business miles at 0.35p per mile.
Main Duties:
* Ensuring inventories are prepared, signed off by tenants, and addressing check-in queries/maintenance issues.
* Ensuring gas, PAT, and other certificates are current and in place.
* Contacting landlords and tenants regarding tenancy renewals.
* Negotiating rent increases.
* Serving Section 21 and Section 8 notices.
* Booking property inspections, inventories, check-outs, and mini-inspections for maintenance issues.
* Handling day-to-day property management queries.
* Organizing maintenance and arranging contractors.
* Passing charges to the Accounts Team for maintenance, renewals, etc.
* Coordinating utility companies during tenant move-in and move-out.
* Performing key audits, filing, and key tagging.
* Performing other duties to support department operations.
Ideal Candidate:
* Advanced skills in MS Excel, Word, and Outlook.
* At least 1 year of lettings experience.
* ARLA qualification is desirable but not essential.
* Experience working in a fast-paced environment.
* Strong administration skills and computer literacy.
* Excellent communication, organization, and calmness under pressure.
* Confident with strong negotiation skills.
* Experience with property management software.
* Knowledge of sending Section Notices and negotiating deposit refunds.
* Understanding of residential property management and lettings.
* Access to a car is essential; fuel paid.
