Role Overview We are seeking an experienced Estimator to work on CAT A & CAT B fit-out projects valued up to £20 million. You’ll take ownership of the estimating process from initial enquiry through to tender submission, ensuring that every bid is commercially sound, competitive, and aligned with the company’s high standards. Key Responsibilities Prepare detailed cost estimates and tender submissions for CAT A & CAT B fit-outs and refurbishments up to £20 m in value. Review design documentation (architectural, structural, MEP, finishes) to assess scope, specifications, and risks. Liaise closely with design, project management, and procurement teams to deliver cost-effective and innovative solutions. Source and evaluate subcontractor and supplier quotations. Develop and maintain cost models, pricing databases, and estimating templates. Support bid strategy and value-engineering discussions with senior management. Present estimates, clarify assumptions, and respond to client or consultant queries. Contribute to post-contract handover and assist in setting project budgets. Stay current with market pricing, material trends, and sustainability requirements. Skills & Experience Proven experience estimating CAT A & CAT B fit-out or refurbishment projects in commercial, workplace, or hospitality sectors. Track record of successfully pricing projects up to around £20 million. Strong technical understanding of finishes, MEP systems, and construction methodologies for live or occupied environments. Excellent commercial judgment, risk awareness, and attention to detail. Skilled in negotiation and supplier/subcontractor engagement. Proficiency in estimating and take-off software (e.g. CostX, Bluebeam, or similar). Confident reading and interpreting design drawings and specifications. Strong communication and presentation skills. Ability to manage multiple tenders simultaneously under tight deadlines. Desirable Experience on heritage or listed building projects. Knowledge of sustainable construction methods or green building standards. Experience with design & build procurement routes. Understanding of BIM integration in estimating workflows.
