We're looking for an experienced Property Maintenance Manager to take full ownership of our property portfolio keeping our homes safe, compliant, well-maintained, and ready for occupancy.
This is a hands-on management role. You'll be the go-to person for all things property overseeing day-to-day repairs, managing contractors, leading compliance checks, and working closely with our Operations team to ensure every property meets the high standards our service users deserve.
Main duties of the job
Managing reactive and planned maintenance across our supported living properties in the West Midlands, Warwickshire, and Kent
Conducting regular property inspections and acting on findings promptly ensuring properties remain safe, clean, and compliant
Coordinating and overseeing external contractors for specialist works - electrical, gas, plumbing, structural
Leading void turnarounds getting properties ready for new service users to a high standard and within agreed timeframes
Ensuring full compliance with HMO licensing, health & safety legislation, fire safety regulations, and CQC-relevant property standards
Maintaining accurate records of all maintenance activity, certificates, and inspections using our management systems
Building and managing a small in-house maintenance team as the business scales
Supporting procurement identifying cost-effective suppliers and managing materials budgets
Reporting directly to the Operations Manager and working collaboratively with the wider management team

WHAT WE'RE LOOKING FOR
Proven experience in property maintenance management, ideally within a care, housing, or supported living environment
Strong knowledge of health & safety compliance, HMO standards, and landlord obligations
Ability to manage multiple properties and priorities simultaneously organised, proactive, and solutions-focused
Experience managing contractors and overseeing quality of work
A hands-on approach comfortable getting involved as well as managing
Strong communication skills able to liaise professionally with service users, families, staff, and contractors
Valid UK driving licence -essential
Experience within a regulated care or housing environment is a strong advantage
