Commercial Director - North Midlands

We are seeking a Commercial Director to join our North Midlands region who will take the lead in driving site profitability, cost efficiency, and robust commercial strategies across all projects.
Purpose of the position -
The Commercial Director will be responsible for leading the commercial delivery of site profitability through procurement, cost planning and control, valuations, and reporting. You will ensure all commercial activities are delivered effectively, on time, and within budget, while supporting the company's Health & Safety policy and strategic objectives.
What you will do -
Increasing Trade Contractor Base
* Lead the identification and onboarding of new Trade Contractor partners
* Manage and resolve relationship issues with existing Trade Contractor partners
'All-Risk' Procurement
* Lead and oversee tenders for 'all-risk' road, sewer, and plot works across all sites
* Manage procurement of enabling works and land remediation subcontract packages
Cost Management and Reporting
* Lead and oversee the preparation of site start budgets prior to Managing Director sign-off
* Ensure accurate costs-to-complete valuations and timely periodic reporting
Cost Control
* Partner with construction and management teams on cost control and financial matters
* Lead and maintain commercial cost control policies and procedures
* Oversee completed development through to adoption, ensuring delivery on time and budget
Who we are looking for -
* HNC (or equivalent) OR HND experience
* Demonstrable experience within the construction industry, ideally in a housebuilding environment
* Strong communication and influencing skills
* High level of numeracy and written communication skills
* Solid IT skills; COINS knowledge desirable
* Excellent relationship management and negotiation ability
* Strong commercial awareness and effective time management
* Self-motivated and results-driven
* Strong negotiator with proven resilience
* Ability to work under pressure and deliver to deadlines
