Construction work begins on site for new Gentoo depot at Eastgate Point - Gentoo Group We’re looking for an experienced Building Surveyor to join our Asset Delivery team. You’ll be part of our dynamic Property team, reporting to the Lead Building Surveyor within Asset Services. In this key role, you’ll provide expert surveying, planning and design support across the Property Directorate. You’ll scope and manage major repair works, planned investment and specialist projects, producing clear specifications and documentation to support successful delivery by internal teams and external contractors. You’ll lead building pathology inspections across a range of property types, commission specialist surveys (including damp and mould investigations), and develop practical solutions to address defects. Working closely with partners, you’ll oversee complex repair projects and serve as the client’s technical representative throughout delivery, helping ensure our homes remain safe, compliant, and well-maintained. What you will be doing: Lead larger planned investment projects, acting as Project Lead and Client Representative under CDM 2015, ensuring full compliance with Planning, Building Control and Health & Safety requirements. Develop clear pre‑contract information, including specifications and technical drawings, and work closely with Procurement and external partners through tendering and evaluation. Carry out and manage defect and diagnostic surveys, identify causes, and develop practical, effective solutions. Work collaboratively with Asset Management and wider Property teams to deliver a positive, customer‑focused service. Produce asbestos strategies to support investment and refurbishment projects. Partner with Project Managers, providing the information needed to successfully deliver major investment schemes. Respond promptly to information requests from Principal Contractors. Contribute to designs, specifications, drawings and contract documentation for a range of projects, including major housing refurbishments. Support the development of detailed, high‑quality specifications in line with Gentoo standards, considering whole‑life maintenance and innovative approaches. Assist with financial planning, budget setting and optimising investment spend. Review and validate investment needs, ensuring alignment with the Asset Management Strategy. Provide professional building surveying advice to colleagues across the Group. Work with Asset Management teams to ensure accurate recording of completed works and asset data. Raise, monitor and process purchase orders as required. What you will bring: A full UK driving licence. A recognised property‑related qualification (minimum HND or equivalent experience). Strong knowledge of CDM 2015, including the roles and responsibilities of Client, Principal Designer and Principal Contractor. A solid understanding of domestic building construction, repairs and refurbishment, including older housing stock. Knowledge of building regulations, compliance obligations, planning requirements, leasehold legislation and current regulatory standards, including the Building Safety Act. Experience using building surveying equipment such as damp meters, thermal imaging cameras and laser measures, with the ability to interpret findings effectively. Experience delivering housing investment and compliance programmes, including pre‑construction activities, health and safety information, fire risk assessments and asbestos management. Hands‑on experience working on housing investment projects and acting as a client‑side contract administrator. Experience in preparing building control and planning applications. Strong communication skills, with the confidence to work effectively with customers, contractors and a wide range of internal and external stakeholders. A clear commitment to customer service, quality and value for money. Experience managing quality assurance for works in progress and completed projects. The ability to manage your workload effectively, balancing priorities and meeting agreed targets. Experience operating at a similar level within a complex or diverse organisation. A commitment to ongoing professional development through regular CPD. It would be great if you also have, however not essential An understanding of domestic energy assessments and ways to improve energy efficiency, reduce heat loss and lower energy consumption. Knowledge of domestic retrofit, including PAS 2030 and PAS 2035 standards. Awareness of passive fire protection measures, such as fire doors and compartmentation. Experience using Revit or similar design software. A valid drone pilot licence. A degree in Building Surveying or a related discipline. Membership of a professional body such as RICS, CIOB, CABE or similar. A Domestic Energy Assessor qualification (Level 3). Retrofit Assessor and/or Coordinator accreditation. Experience in building pathology relating to high‑rise or non‑traditional construction. Experience managing and addressing HHSRS issues.
