Key requirements
Essential
* Driving licence
* ARLA or equivalent qualification
* Minimum of 2 years' experience in property management
* Detailed knowledge of the Edinburgh Lettings market
* Proficiency in IT systems including MS Word, Excel & Outlook
* Experience managing client relationships
Desirable
* Experience managing a residential property portfolio under a portfolio management structure
* Ability to analyse residential asset performance and produce investment appraisals
* Operational knowledge of REAPIT software

About the role
The Edinburgh Lettings Team aims to provide an exceptional customer experience. As the point of contact for tenants and landlords, you will build strong, lasting client relationships by working closely with your team to support Rettie in maintaining a market-leading position.
As Portfolio Manager, you will oversee all aspects of lettings management across your portfolio, from tenant sourcing to maintenance coordination. You will ensure processes are continually reviewed to enhance client experience and maximize landlords' asset income.

How to apply
About you
We prefer candidates with ARLA (or equivalent) qualification and at least two years' experience in the lettings industry. A full UK driving licence is essential.
Ideal candidates will have excellent interpersonal skills, enjoy problem solving, and work well within a friendly, close-knit team.
Key responsibilities
Driving Portfolio Performance – Continuously improve asset performance, retain clients, and promote growth.
* Ensure 100% compliance with regulatory standards
* Minimize void periods
* Negotiate rent increases per lease terms
* Minimize arrears
* Promote investment and upgrade works
* Manage day-to-day maintenance and raise work orders
* Oversee end-to-end tenancy management
Managing Administration – Take full responsibility for all lettings and management processes, including:
* Collecting detailed client information and due diligence, including anti-money laundering checks
* Providing detailed client reports after property inspections
* Processing maintenance requests and contractor invoices efficiently
* Managing checkouts, deposit deductions/releases, tenant swaps, early exits, and ownership changes
* Handling utility notifications and void period costs accurately

* Establish contact promptly with new clients and understand their assets for smooth handovers
