Job Title: Senior Quantity Surveyor (Social Housing)
Salary: £55,000 - £65,000 + company car / fuel / benefits package
Location: Belfast, Northern Ireland
Overview: Lead all commercial, financial, and contractual aspects of multiple projects within the Building Maintenance department. Focus on maximising profitability, legal and contractual compliance, and proactive management of commercial issues. Responsible for applications, valuations, payments to subcontractors, and aligning activities with company policies and strategies. Play a pivotal role in guiding the commercial strategy and ensuring successful project delivery from a financial and contractual perspective.
Key Accountabilities:
1. Project Financial Management: Oversee budgets, forecasts, financial reports, cost control, cash collection, and profitability strategies.
2. Contract Administration: Manage contract preparation, negotiation, variations, obligations, and legal risk mitigation.
3. Procurement and Tendering: Supervise procurement, tender evaluation, subcontractor/supplier selection, ensuring value and strategy alignment.
4. Cost Valuation and Reporting: Conduct valuations, manage payments, prepare final accounts, and ensure accurate financial reporting, identifying risks and opportunities.
5. Risk Management: Identify, assess, and develop strategies to mitigate financial and contractual risks, safeguarding company interests.
The Ideal Person:
* Degree qualified or relevant qualifications
* Extensive experience as a Quantity Surveyor
* Proven senior project responsibility
* Strong understanding of construction methods and industry practices
* Advanced contract law, building regulations, health and safety knowledge
* Excellent commercial, IT, communication, negotiation, and influencing skills
* Social Housing or maintenance experience preferred
* Strong time management and ability to work under pressure
